I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />CASE <br /> <br />REQUEST FOR REVISED PRELIMINARY PLAT APPROVAL OF <br />HUNTERS RIDGE PLANNED UNIT DEVELOPMENT (P.U.D.); <br /> CASE OF GERALD BAUER <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />As you may recall, on June 11, 1991, the City Council granted final plat approval to Hunter's <br />Ridge P.U.D. The plat consists of approximately 200 acres located east of Autumn Heights and <br />south of County Road #83. The plat was approved to be developed as a Planned Unit <br />Development containing 75 rural residential single family lots. <br /> <br />Since final plat approval, the developer has staked the roads in Hunter's Ridge. In doing so, it <br />became evident that a revision to the street alignments approved in the final plat would be necessary <br />to avoid areas with heavy tree growth and drastic changes in topography. In addition, there was a <br />through street connection with Baugh Street planned for in the northwest comer of the plat. The <br />developer has been unsuccessful in acquiring the necessary right-of-way for that through street <br />connection from the property owner. <br /> <br />In summary, the proposed revisions are as follows: a) Tiger Su'eet would be realigned 10 feet to <br />the east to avoid heavy tree growth; b) the Wolverine Street cul-de-sac would be realigned very <br />slightly to the west to avoid heavy tree growth; c) 167th Avenue N.W. would be realigned <br />approximately 70 feet to the north to avoid drastic topography changes; d) creation of two short <br />cul-de-sacs, one interior to Block 2 and the other in the area of Lots 7 and 8 of Block 4, that would <br />accommodate walk-out style homes that are best suited to the varying topos in those two areas; e) <br />the connection with Baugh Street will be a northwesterly extension of Andrie Street rather than a <br />westerly extension of 168th. <br /> <br />City Code requires that the final plat conform to the approved preliminary plat. Therefore, in order <br />to achieve a revised final plat, Staff is fn'st seeking approval of a revised preliminary plat. If the <br />revision is approved, the developer will be instructed to make the necessary engineering <br />expenditures to draw up a revised plat and related plans. The revised plans will then be brought <br />back to City Council for an amended final plat approval. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Approved final plat <br />Proposed revised preliminary plat <br /> <br />The above described changes would result in the plat containing 77 lots versus the 75 approved in <br />the final plat. The park dedication for the plat was satisfied with land dedication. Therefore, the <br />two additional lots would not cause a change to the park dedication due. <br /> <br />Observations: <br /> <br />On October 12, 1989, the City of Ramsey received an application and plat from Irv Can' for Can' <br />Addition Planned Unit Development. <br /> <br />On October 12, 1989, the Ramsey Park and Recreation Commission accepted land to satisfy the <br />park dedication requirement. <br /> <br /> <br />
