Public Hearing <br />Chairperson Levine called the public hearing to order at 7:36 p.m. <br />Presentation <br />City Planner Anderson presented the staff report explaining the applicant, John Buzick, was <br />requesting a Conditional Use Permit (CUP) to operate a small business incubator for motor <br />vehicle sales at 7850 Riverdale Drive NW. He indicated this request was similar to a CUP <br />application that was heard last year for a property to the east from the same applicant. Staff <br />reviewed how the proposed business model for the site, along with the parking requirements per <br />tenant and recommended approval of the conditional use permit for motor vehicle sales at 7850 <br />Riverdale Drive. <br />Citizen Input <br />John Buzick, East Bethel resident, discussed the success of the adjacent property noting he was <br />proposing to expand the small business incubator for motor vehicle sales to the property at 7850 <br />Riverdale Drive. He asked that the Commission consider approving an expanded CUP for the <br />future parking lot expansion on the adjacent property. This would ensure he does not have to <br />come before the City with yet another CUP request. <br />Chairperson Levine requested further information on the business. <br />Mr. Buzick provided the Commission with additional information on the proposed motor vehicle <br />sales business. <br />Commissioner Field questioned if the number of parking stalls per tenant was adequate. <br />Mr. Buzick explained the five stalls per tenant was a State requirement. <br />Motion by Commissioner Field, seconded by Commissioner VanScoy, to close the public <br />hearing. <br />Motion Carried. Voting Yes: Chairperson Levine, Commissioners Field, VanScoy, Bauer, <br />Brauer, and Nosan. Voting No: None. Absent: Maul. <br />Chairperson Levine closed the public hearing closed at 7:50 p.m. <br />Commission Business <br />Commissioner Bauer asked if the Commission could consider the CUP expansion request this <br />evening, or if approval could be considered at the staff level. <br />Planning Commission/March 6, 2014 <br />Page 6 of 9 <br />
