<br />Notice is hereby given that the City of
<br />Ramsey Planning Commission will hold a
<br />public hearing on Thursday, August 7,
<br />2003, immediately following the 7:00
<br />p.m. Board of Adjustment at Ramsey Fire
<br />Station, 15050 Armstrong Boulevard NW,
<br />Ramsey, MN 55303.
<br />The purpose of the hearing is to con-
<br />sider a Comprehensive Plan amendment
<br />to change the land use designation from
<br />Places to Work to Low Density Residential
<br />at the property generally located north of
<br />Rivlyn Avenue and south of Riverdale
<br />Drive and legally described as follows:
<br />That part of Lot 26, Auditors
<br />Subdivision No. 96, Anoka
<br />County, Minnesota described as
<br />follows: Commencing at the
<br />point of inersection of the
<br />northerly line of Rivlyn Avenue as
<br />laid out in the plat of Dickensons
<br />Mississippi Estate with the easter-
<br />ly line of Poplar Drive (Now
<br />known as Tungsten Street NW) as
<br />laid out in said plat. Thence
<br />southeasterly along said northly
<br />line of Rivlyn Avenue as shown in
<br />said plat and its extension a dis-
<br />tance of 500 feet to a point to be
<br />hereafter known as point (D) for
<br />the purpose of this description.
<br />Thence northeasterly parallel with
<br />said easterly line of Tungsten
<br />Street NW to a point of intersec-
<br />tion with the southerly line of that
<br />parcel of and described as fol-
<br />lows and hereinafter known as
<br />parcel (A). Thence part of Lot 26
<br />Auditors Subdivision No. 96
<br />according to the map or plat
<br />thereof on file and of record in
<br />the office of the register of deeds
<br />in and for Anoka County.

<br />tion of northly line of Rivlyn
<br />Avenue with Easterly line of
<br />poplar Drive (now known as

<br />Estate, - thence southeasterly
<br />along said northly line 300 feet to
<br />point of beginning, thence con-
<br />tinue southeasterly along said
<br />northly line 100 feet, thence
<br />northeasterly parrell with easterly
<br />line of Poplar Drive to intersect
<br />with the following described line
<br />(said line hereinafter referred to
<br />as line A): commencing at south-
<br />east corner of Lot 13 Auditors
<br />Subdivision No. 96, thence
<br />southwesterly along southwester-
<br />ly extension of southeasterly line
<br />of said Lot 13, 260 feet to point
<br />of beginning of line to be
<br />described, thence easterly at an
<br />interior angle to northeast of 91
<br />degrees, 30 minutes, 427.1 feet
<br />and there terminate, thence
<br />northwesterly along said line "A"
<br />to intersect with a line drawn par -
<br />rell with said easterly line of
<br />Poplar Drive and thru Point of
<br />Beginning, thence southwesterly
<br />parallel with said easterly line to
<br />point of beginning; subject to
<br />easement of record.

<br />County, Minnesota, except that
<br />part conveyed to J.J. Rutten and
<br />Gladys V. Rutten, his wife, as joint
<br />' tenants by warranty deed dated
<br />May 13, 1955, filed for record
<br />May 16, 1955 and recorded in
<br />Book 336, of Deeds, page 265,
<br />and also except that part con-
<br />veyed to Grant Hawkins and
<br />Grace Hawkins his wife, as joint
<br />tennants and not as tenants in
<br />common, by warranty deed
<br />dated September 18, 1958, filed
<br />for record December 29, 1958
<br />and recorded in Book 435 of
<br />Deeds, page 305 except a strip of
<br />Land 66.00 feet in width over
<br />that part of Lot 12, Auditor's
<br />Subdivision No. 96, Anoka
<br />County, Minnesota. The north-
<br />easterly line of said strip of land
<br />lies 190.00 feet southwesterly of
<br />and parallel with the southwest-
<br />erly right of way line of U.S. Trunk
<br />Highway No. 10 and 169, as
<br />measured along the westerly line
<br />of Poplar Drive (now known as
<br />Tungsten Street NW) as dedicat-
<br />ed in the plat of Dickenson's
<br />Mississippi Estate on file and of
<br />record in the office of the County
<br />Recorder, Anoka County,
<br />Minnesota. Said strip of land is to
<br />extend westerly by its full width
<br />from the westerly line of said
<br />Poplar Drive to the east line of the
<br />west 502.74 feet of Government
<br />Lot 1, Section 35, Township 32,
<br />Range 25, Anoka County,
<br />Minnesota, as measured at right
<br />angles to the west line of said
<br />Government Lot 1.
<br />And
<br />Lot 8, Auditor's Subdivision No.
<br />96 together with that part of Lot
<br />7 of said Auditors Subdivision No.
<br />96 lying northerly of the easterly
<br />extension of the north line of the
<br />south 100 feet of Lot 5, Auditors
<br />Subdivision No! 96, except the
<br />westerly 12 feet thereof and
<br />excepting the road.
<br />All interested persons are invited to
<br />attend the hearing and comment on the
<br />proposed comprehensive plan amend-
<br />ment. The City of Ramsey complies with
