along southwesterly line of said rail road right of way 495 feet to point of beginning of <br />said line, thence southerly to a point on northeasterly line of said highway, which point <br />is 400 feet from point of beginning and said line there terminate, subject to easement. <br />(the "Subject Property") <br />NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br />1) That the Applicant appeared before the Planning Commission for a public hearing pursuant <br />to Section 117-52 (Interim Use Permits) of the Ramsey City Code on April 3, 2014 and <br />that the public hearing was properly advertised and that the minutes of said public hearing <br />are hereby incorporated by reference. <br />3) That the Subject Property is approximately 5.75 acres in size; with 7575 Highway 10 <br />already developed and 28-32-25-43-0002 vacant and currently unimproved. <br />4) That the Subject Property is zoned H-1 Highway 10 Business District. <br />5) That the properties to the east and west are also zoned H-1 Highway 10 Business District, <br />the parcels to the north (across the Burlington Northern Santa Fe [BNSF] railroad tracks <br />and across the Veterans Drive right of way) are zoned COR-1, and the properties to the <br />south (across the Highway 10 right of way) are zoned B-2 Highway Business District. <br />6) That the Applicant operates M & G Trailer Sales and Service at 7575 Highway 10 NW and <br />desires to expand their outdoor sales/display area to accommodate a larger inventory of <br />merchandise. <br />7) That the Applicant has requested to lease a portion of the vacant, adjacent parcel, which is <br />owned by the City, to accommodate their desired outdoor sales/display expansion. <br />8) That the Applicant desires to utilize Class V gravel, rather than bituminous or concrete, for <br />the surfacing of the outdoor sales/display expansion area. <br />9) That due to impacts of future Highway 10 improvements, the City adopted Ordinance #13- <br />16 to allow for the use of alternative surface materials, including Class V gravel, for the <br />expansion of outdoor sales/display areas within the H-1 Highway 10 Business District. <br />10) That all customer and employee parking on the Subject Property must comply with the <br />underlying zoning standards within the H-1 Highway 10 Business District. <br />11) That the Applicant has stated the total area of disturbance will be no greater than 40,000 <br />square feet. <br />Resolution #14-04-067 <br />Page 2 of 4 <br />
