City Planner Anderson indicated that Public Safety is supportive of this request based on existing <br />concerns already identified and because it resolves safety issues. <br />Community Development Director Gladhill agreed this was an appropriate request. <br />City Planner Anderson requested Planning Commission feedback and direction to the applicant. <br />By consensus, the Commission directed the Applicant to begin preparing a Preliminary Plat and <br />Variance request for review. <br />5.03: Consider Requests Related to Trilogy Homes Plat Request <br />1. Public Hearing: Consider Request for Variance to Minimum Road Frontage <br />2. Request for Sketch Plan Review to Reconfigure Existing Property Lines at <br />7212 160th Lane NW and 7210 161st Lane NW; Case of Trilogy Homes <br />Public Hearing <br />Chairperson Levine called the public hearing to order at 7:24 p.m. <br />Presentation <br />Community Development Director Gladhill presented the staff report stating the City has <br />received a request for Sketch Plan Review associated with a minor plat application from Trilogy <br />Homes. The intent of the request is to reconfigure existing property lines. The proposed plat <br />does not create additional buildable lots. The outlot that is created is almost exclusively wetland. <br />The applicant has stated that the purpose of the Plat is to subdivide the undeveloped area/open <br />space area from the home located at 7212 160 Lane NW and market the home for sale, while <br />retaining the open space area. <br />Community Development Director Gladhill commented the request will reduce the amount of <br />road frontage available to 7212 160 Lane NW. However, this dwelling is not primarily <br />accessed from 161s Lane, where some of the frontage is calculated. Primary access is gained <br />through a roadway easement to 160 Lane. The current request will necessitate the issuance of a <br />new Variance for this parcel. A similar Variance was approved in 2003 by Resolution #03 -10- <br />271. The current request does not significantly change the material facts of the case. <br />Community Development Director Gladhill reviewed the request in further detail and <br />recommended approval of the variance to minimum road frontage and to direct the Applicant to <br />prepare a Final Plat for City Council consideration and provide the Applicant with feedback. <br />Citizen Input <br />Greg Bauer, 7212 160 Lane NW, Trilogy Homes, offered to answer questions. <br />Planning Commission /June 5, 2014 <br />Page 5 of 16 <br />
