He stated there is a maximum setback of twenty :feet, making it <br />almost impossible to have a 25 foot driveway. He indicated all the units hereare rear loading, <br />but it creates a conflict between the driveway length and setback requirements. <br /> <br />Assistant Community Development Director Trudgeon stated Staff made comments' On the open <br />space; they felt it was too isolated and backed up to too many driveways and garages. He <br />indicated the problem they face is that moving the open space creates moresetback issues~ <br /> <br />Pete Keely, architect for Ramsey Town Center, LLC introdt~ed T°m Bogergees of DR Horto~: <br />He stated he believes this development and DL Horton will be a great asset to bring the best Of- ' <br />what they have envisioned for the Town Center. <br /> <br />Mr. Bogergees indicated he is a project manager with '~DR Horton and very proud to be part of <br />this project. He stated all of the projects they are proposing are being'built brand new to fit with <br />this specific area. <br /> <br />Mr. Keely stated that as Assistant Community Development Director Trudgeon mentioned, the <br />first sketch plan tested some of their decisions. He indicated these new prOducts are front facing <br />units with rear loaded garages, trying 'to shield the garage from the Str~ets. He stated the main <br />road was originally private, but they agree it should be a public road) He indicated the design <br />was set up to be a 60 foot right-of-way. He noted they are trying to create consistent sidewalks. <br /> <br />Mr. Keely noted there were comments about it looking like ~Wall of buildings. He stated they <br />were trying to define the street edge, and did that with :the edge of the building, but there are <br />some significant ~chitectural features with bay windows, porches, etc. so while it looks like a <br />fiat line, it isnot. He stated there is an issue about private streets on the back side. He indicated <br />it is their thought that there are a lot of curb cuts and garages which fit better with a private road. <br />He indicated there are a lot of loop roads for public safety, but they would like to keep the roads <br />private, so that is one issue they will want to revisit. He stated if they make them public streets it <br />will make the distance between homes fUrther away, and he thinks that will add up over the <br />entire project. He ;indicated it would be best to discuss this with Staff and maybe at a work <br />session and project:what it will do to the overall plan if they increase the distance between homes <br />all the way thr6ugh: <br /> .. <br />Mr. Keely showed a revised drawing based on discussions with Staff and City Planners. He <br />indicated the reason the original plan showed the setbacks exceeding 20 feet was a <br />misunderstanding of where Ramsey Boulevard is at. He does not think there is still a concern <br />and 20 feet Should work. He stated the setback issue on the central road goes away with it <br />becoming a 'PUblic street. He indicated the back to back units is where the issue comes in. He <br />stated if they keep them as private roads with 25 feet driveway it exceeds the setback for a public <br />road but nota private one. <br /> <br />Mr. Keely indicated that as far as green space, adding to the front of the homes does add a <br />setback issue. He stated the design team does not have a preference. He indicated the final <br />factor is the character of the space. They had talked about the space being more private and for <br />personal use, whereas the front space makes it more public. He stated there are also factors <br />concerning water quality and snow storage.
