The proposed use (single family homes) complies with both the <br />Future Land Use map and the current zoning designation. <br />Bulk Standard Requirements (City Code Section 117-111) <br />Setbacks: <br />Required <br />Front yard: 40 feet <br />Side yard -Habitable: 10 feet <br />Side yard -Uninhabitable: 10 feet <br />Rear yard: 40 feet <br />Major/Minor Arterial Road (Nowthen Blvd): 60 <br />feet from right of way centerline plus 40 feet <br />Minimum Lot Size: 2.5 acres <br />Minimum Lot Width: 200 feet <br />Proposed: <br />40 feet <br />10 feet <br />10 feet <br />40 feet <br />60 feet from right of way centerline plus 40 feet <br />da <br />Range: 2.5 acres to 6.68 acres <br />Varies — but Lots 3 & 4 are deficient (190 & 144 ft.' <br />Note: The Planning Commission approved a variance to lot width for Lots 3 & 4 on August 7, 2014. <br />Preliminary and Final Plats: The Plat creates six (6) single family residential lots that would be <br />located immediately east of Nowthen Blvd NW (CSAH 5), just south of County Road 64. The <br />proposed lots range in size from 2.5 acres to 6.68 acres and would be accessed by the construction <br />of 180th Avenue from Nowthen Blvd NW, which terminates in a cul-de-sac. The proposed plat <br />exempts the northerly 25.17 acres, which included an old farm house that is presently being <br />removed. The plat must be revised to indicate the length of the westerly lot lines of both Lot 1 and <br />Lot 6.
