adopt Findings of Fact 0170 relating to Mr. Larry Rudesill's request for a <br />conditional use permit. (Please refer to findings of fact file for <br />Findings of Fact 0170). <br /> <br />Further Discussion: Councilmember DeLuca noted that the findings does not <br />address access to the property. Ms. Norris replied that access was <br />addressed during platting of the Kovar Addition. Councilmember DeLuca <br />inquired if Planning and Zoning is considering a frontage road for this <br />area. Ms. Norris replied that the City acquired a 60 foot easement to the <br />rear of the properties for a future service road. Councilmember Cox <br />expressed concern that Mr. Rudesill should be required to construct his <br />permanent structure sooner than December of 1988. <br /> <br />Motion carried. Voting Yes: Mayor Reimann, Councilmembers Sorteberg, Cox, <br />DeLnca and Pearson. Voting No: None. <br /> <br />Motion by Councilmember Cox and seconded by Councilmember Pearson to <br />approve Mr. Larry Rudesill's request for a conditional use permit to <br />utilize a temporary structure for office space. Further, that the proposed <br />conditional use permit agreement be amended as follows: <br /> <br />1. Construction of the permanent office structure shall take place <br /> within 12 months of the date of issuance of this permit. <br /> <br />Further Discussion: Councilmember DeLuca noted that the permit addresses <br />blacktopping display areas and inquired if it should also address <br />blacktopping customer parking areas. Ms. Norris replied that surfacing <br />customer parking areas is addressed in the City Code which Mr. Rudesill <br />must comply with. Mr. Rudesill stated that he would obtain a copy of City <br />Code so that he is aware with all that is required of him. <br /> <br />Motion carried. Voting Yes: Mayor Reimann, Councilmembers Sorteberg, Cox, <br />DeLuca and Pearson. Voting No: None. <br /> <br />Case #7: <br /> <br />Request Fo~ P~eliminary'P%~ Approval' Of Bo$~r'$ Ev~rgree'n <br />Est'ares; Case Of Mr. Mel Boser: <br /> <br />Mr. Boser was present and Ms. Norris stated that Mr. Boser is proposing to <br />plat a 20 acre parcel into 6 lots. Some of the lots do not meet the 2-1/2 <br />acre minimum in order to accommodate the extension of Sapphire Street to <br />the northern boundary of the property. Planning and Zoning recommends <br />approval with variances to cul-de-sac lengths, Lot 1 of Block I accessing <br />onto Variolite, soil borings for lots in Block 1 and lot sizes in Block 1. <br /> <br />Councilmember Cox inquired if the extension of Sapphire aligns with the <br />proposed through road on the Menkveld property and Ms. Norris replied that <br />it does. <br /> <br />Motion by Councilmember Cox and seconded by Councilmember DeLuca to <br />approve, based on the recommendation of Planning and Zoning, Mr. Mel <br />Boser's request for preliminary plat approval of Boser's Evergreen Estates. <br /> <br />Motion carried.
