Mr. Boos stated that some examples of applying a canopy cover formula to a development plan <br />would be very helpful information, especially at the joint Parks/Planning/EPTF meeting in <br />March. <br /> <br />Mr. Rolfe stated that the canopy cover formula will have to take air movement and soils into <br />consideration. Mr. Boos noted that the grading plan will also impact the formula; the soil density <br />will have to be tested. <br /> <br />Land Cover Survey; Metro Greenway Corridor Grant <br /> <br />Mr. Boos stated that the land cover survey will cover every square inch of the City and include <br />some ground truthing. The information will be in electronic format; it can be used by developers <br />in preparing their development plans; the City can create an overlay to be placed over <br />development plans to determine if the developer's tree preservation plan is appropriate, etc. <br /> <br />g. Proposed development of Village at Sunfish Lake <br /> <br />Ms. Dvorak initiated a discussion of the existing trees on the south perimeter of the proposed <br />Village at Sunfish Lake. <br /> <br />Mr. Boos stated that the trees in the southeast comer of the plat are appropriate to save, but the <br />trees located at about the center of the south property line are not. Mr. Boos noted that the <br />EPTF's memo to the Park Commission was effective because the Commission did as the <br />developer to prepare a tree preservation plan. <br /> <br />Mr. McDilda noted that there are smaller oaks on the site that could be relocated to the south <br />property line to replace the Siberian Elm. <br /> <br />Ms. Dvorak noted that the proposed open green space on the development plan is not where the <br />preferred trees are located. <br /> <br />Mr. Boos stated that developers understand that preserving a stand of mature trees is in their best <br />interest. To request a change in the plan for the Village now would be a major revision and he <br />advised working with the developers; especially since the City will soon have the tools to help <br />developers make better plans at the very beginning of the process. <br /> <br />Ms. Dvorak asked if the City could request more trees where the density of units is the greatest. <br /> <br />Mr. Boos replied that the project is a Planned Unit Development which means all issues are up <br />for discussion. However, the trees should be placed where they have the most impact. Mr. Boos <br />noted that part of the recomlnendation to the developer will be that the small oaks be spaded to <br />another location. <br /> <br /> <br />
