After several City Council work sessions and discussions with the Planning
Commission, City Staff is bringing forth a Comprehensive Plan Amendment to change the land
use from Low Density Residential to Mixed Use, which would allow for a mixture of residential
and commereia~ uses. The MU-PUD District requires a minimum of 70% of the area be used for
residential uses~. Staff has provided a copy of the recently adopted MU-PUD zoning district. All
development :in, this zoning district needs to be processed as Planned Unit Developments. Staff
and the Planninig Commission recommended approval of the Comprehensive Plan Amendment to
change the sublect properties from Low Density Residential to Mixed Use

Councilmember Zimmerman inquired if the change had any impact on the extension of sewer
and water.

Assistant Community Development Director Trudgeon replied no.

Councilmember Zimmerman inquired if the City of Elk River had been notified of the change.

Assistant Community Development Director Trudgeon replied no, but explained that the City of
Elk River is going through the comprehensive plan process and looking at same land use along
the Highway #10 con-idor.

Councilmember Zimmerman stated that as good neighbors they should share the information
with Elk River.

Assistant Community Development Director Trudgeon replied that he would make sure the
Comprehensive Plan amendment is sent to them.

Motion by CoUncilmember Pearson, seconded by Councilmember Kurak, to adopt Resolution
#03-11,311 approving the change from Low Density Residential to Mixed Use for properties
located on Highway 10.

Motion carded.; Voting Yes: Mayor Gamec, and Councilmembers Pearson, Kurak, Cook, Elvig,
Strommen, and Zimmerman.
