MN 55421 <br /> <br />Re: Site PI~ Review: Ramsey Town Center 2na Addition <br /> <br />Dear John: <br /> <br />We are in re%ipt of your site plan to develop a townhome subdivision as part of the Ramsey <br />Town Cente~ .The site plan proposes to develop 103 total housing Units (77 row house <br />townhomes'aiad 26 back to back condominium units). The site plan is contained within the <br />preliminarY i~at ,ubmittal consisting of 20 sheets prepared by URs and Close Landscape <br />Architects dated December 23, 2003, Revised January 16, 2004. The City is also in receipt of <br />architectural r~nderings and floor plans by ESG Architects. We offer the following comments: <br /> <br />General: Th~ sire plan is proposing to develop 8~9 acres for 103 total housing units. The <br />subject prop0rty is north of the platted right-of-way of East Ramsey Parkway and west of Ramsey <br />Blvd. The site~Plat!~-d~ shows 77 townhomes in 16 separate buildingS. (7 four-unit buildings, 5 fiVe- <br />unit buildings, iand~r4¢- six-unit buildings). The 22 Condominiums are located in three buildings (2 <br />eight-unit buil~ings and 1 ten-unit ). <br /> <br />Zoning/Densi~l The property is currently zoned Town Center 4b Neighborhood District (TC- <br />4b). The TC-AI~ District allows for residential uses at a net density of up to 15 units per acre. The <br />site plan shows a net density of 11.5 units per net acre. The TC-4b District allows for <br />townhomes antt condominiums. <br /> <br />Publie/Priva.to~ Streets. The plat shows a combination of public and private streets. As directed <br />by Staff as p~of sketch plan review, a public street (Olivne St.) bisects the development and the <br />northern east~Oest road (!46th Ave.) is now public. All public streets will be at least 32 feet wide <br />m accordaneo ~th .;C~ty street standards. The private street w~dths also meet C~ty standards. As <br />part of the pro!i~inary plat review, Staff has noted several corrections that need to be made to the <br />street plans. <br /> <br /> <br />
