Design/Architectural Standards: Staff has received architectural elevations and <br />floor plans! t )r ~e units. The development is proposing two different attached housing styles <br />(row house Units !and back to back units). Both styles will have exterior materials comprised of <br />three differe~ it types of Vinyl siding, with one style a "shaker" style to provide some variety and <br />texture. You have indicated that you will utilize 3-4 color schemes (white, medium gray, sand, <br />and clay) wi~ the fascia being either white or a dark color. You have also indicated to staff that <br />you will be ~ilizing accents of green and terra cotta around certain architectural features as well <br />as on the doors and porches. There will be masonry (rock-face block) below the window sills on <br />the first floor. The roof will be comprised of agphalt shingles of a complementary color. The <br />units themSelVes 'Will have a variety of architectural features, including bay windoWs, second <br />story porches~ arttculated walls, and different roof styles. <br /> <br />Staff has reviewed the information provided and find them generally acceptable. The distinct <br />architectural ~eatures Will address Staff's original concern about seeing a "wall of units".. These <br />features bre~,~ up ~he units as viewed from the street to bring about a pleasing visual aesthetic. <br />Staff would l~ke to point out that as the Town Center continues to develop in future phases, the <br />City would I~e to see additional colors to be used for the exterior besides the neutral earth tones <br />that are so prevalent in other townhome developments within the City. <br /> <br />As the Town Center Development Guidelines are not completed at this point, Staff is unable to <br />review the design and architecture any further. While the proposed style and architecture shown <br />for the units ~e aCceptable for this development, it is critical that the Development Guidelines <br />are completed!and.sent to the City for review and approval before additional residential units are <br />approved. <br /> <br />Townhouse.S~e:. The units proposed have two to three bedrooms in each residence. The City <br />would like to see units be a certain size based on the number of bedrooms as follows: <br /> <br />1 bedroom 700 square feet <br />2 bedroom .800 square feet <br />3 bedroom 960 square feet <br /> <br />All of the units will significantly exceed the minimum standards. <br /> <br />Setbacks/Driveway Lengths: The TC4-b Zoning District requires the following setbacks <br /> <br />F~ont Yard (min-max) <br />Side Yard <br /> <br />Rear Yard Building' Setback <br /> <br />None, unless required by <br />building code <br />None, unless required by <br />building code <br /> <br />0-20 feet <br /> <br /> <br />
