Site Plan P~e~tiew: Ramsey Town Center 2na Addition <br />January 30i :20041 Revised February 20, 2004 <br />Page 3 of 5 <br /> <br />It was discUs.~ed at the December 2003 Planning Commission meeting that setbacks for the units <br />will be measured from the back of the sidewalk to the unit. The preliminary plat shows all of the <br />row house .tO:wnh~me units meeting this setback with the exception of Lots 8, 9, and 10 of Block <br />1. Due to th~ cUrVe in the right-of-way of East Ramsey Parkway the sidewalk is further than 20 <br />feet from the;! front of the units. You have indicated that these units will be moved forward to <br />comply with ~he maximum setback. Please submit a revised plan showing this change. <br /> <br />The setbacksifor the back to back units (condos) will be unable to meet the 20' front setback <br />since the ci~ will require that these driveways serving these units be 25 feet in length. Since the <br />driveway at!d~i the front door will be located on the front of the unit, the setback will be 25 feet. <br />Staff finds ~s setback acceptable. However, since the Town Center Zoning District requires <br />that units ~u~t have a maximum 20-foot setback, Staff will be bringing forward an amendment <br />to the Towtt ~Center District that will allow for a 25-foot setback for back-to-back townhome <br />units. <br /> <br />A concern mi~ed by Staff at the December Planning Commission meeting was the length of the <br />proposed ddv~¢ways. After discussion with the Developer and the City Council, staff finds the <br />following sitt~tion acceptable. For units that have a front door on a public street, driveways less <br />than 25 feet ?~rill :be allowed. The length of the driveways are shown on Sheet 7A of the <br />preliminary pl~t submittal. For the record, the Lots that will be able to driveways less that 25 feet <br />are Lots 1.-25,~! BlOCk 1 and Lots 1-34, Block. 2. Lots 26, 43, Block 1, while technically having <br />front doors on~ Ramsey Blvd. (CSAH 56), will be required to have driveways at least 25 feet in <br />length since itlis Undesirable to have visitors and/or residents parking on Ramsey Blvd. <br /> <br />Once again, ~ order to clearly define allowable driveway lengths, 8taft will be bringing forward <br />an amendment to the Town Center Zoning Code in March that will allow for lesser driveway <br />lengths when the front door faces a public street and the unit has a rear loaded garage. <br /> <br />As stated in..: the: setback discussion for the back-to-back units, all driveways for the <br />condominium~-will meet the 25-foot length requirement. <br /> <br />Off-Street Pia~king Ret~nirements: The proposed development is providing double car garages <br />with eaCl~ t~'~.~ In addition, there will be parking allowed on the public streets fronting the <br />majority of the' row house townhome units, as well as driveways in the rear of the unit that will <br />allow for limi~d parking. For the remaining units, all driveways will be 25 feet in length and <br />will allow for ,~ddifional parking. On the eastern side of the site there will be approximately 20 <br />parking nodes ~long the private streets for overflow parking. <br /> <br />Maximum Dtr~ew, a,y Width: The maximum driveway width permitted for each unit is 20-feet. <br />The site plan m~,~' ets ~his requirement, <br /> <br />Landsca~ine,~: The. total area of the site is 389,349 square feet (impervious area is 274,536 <br />square feet and ~e Pervious area is 114,813 square feet).
