Engineer to meet with the City Engineer to review the proposed alignment of the MSA road <br />through the proposed plat of Fleischer's 2nd Addition. <br /> <br />Commissioner Deemer noted that the accesses from Fleischer's 2nd Addition and Wood <br />Pond Hills Addition (on the West side of County Road #5) onto County Road #5 should <br />line up with one another and should be coordinated between the two appropriate <br />developers. <br /> <br />Commissioner Deemer also noted that there is an interest in developing Ramsey Commons <br />to the North of Fleischer's 2nd Addition and the street alignment of 148th Lane N.W. into <br />Ramsey Commons should be coordinated with that property owner. <br /> <br />Motion by Commissioner Bawden and seconded by Commissioner Deemer to table sketch <br />plan review of Fteischer's 2nd Addition to allow the developers sufficient time to <br />coordinate the alignment of the MSA road through the plat, access onto Nowthen <br />Boulevard N.W. and a through street into Ramsey Commons. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Bawden, Deemer, <br />Terry and Thorud. Voting No: None. Absent: Commissioners Hendriksen and LaDue. <br /> <br />Case <br /> <br />Reqt0est for Sketch Plan Review of Armstrong Addition: case of Lee <br />Hanson. <br /> <br />Mr. Lee Hanson was present. The Commission reviewed the revised sketch plan for <br />Armstrong Addition and the City Engineer's report dated June 26, 1990. <br /> <br />Commissioner Deemer stated that he is opposed to creating a subdivision with an outlot that <br />is exempt from park dedication requirements when park land is needed in this particular <br />area. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Bawden to recommend <br />that City Council approve the minor subdivision of Armstrong Addition contingent upon <br />the ouftot having a sixty-six foot (66') wide parcel along the West side of Lot 2, that the <br />East side of Lot 1 have a dedicated road easement to connect Chameleon Street to the North <br />property line, that the plat incur the total park dedication due based on the total acreage <br />including the outlot and compliance with items contained in the City Engineer's review <br />dated June 26, 1990. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Deemer, B~.wden, <br />Terry and Thorud. Voting No: None. Absent: Commissioners Hendriksen and LaDue. <br /> <br />Case #5: <br /> <br />Request for Conditional Use P~ermil for a Commercial Greenhouse in an R- <br />I Rural Residential District: case of Green Valley Qrcenhouse. Wayne <br />Davis. <br /> <br />Mr. Wayne Davis was present. Mr. Davis is requesting a conditional use permit to expand <br />the Green Valley Greenhouse, a wholesale/retail operation, that has been in existence since <br />approximately 1977. Mr. Davis is proposing to expand the operation by increasing the size <br />of the warehouse by 2100 square feet and constructing another 13,000 square foot <br />greenhouse on the site. <br /> <br />· Ramsey Planning and Zoning Commission/July 3, 1990 <br /> Page 6 of 8 <br /> <br /> <br />
