The bottom line is <br />that this development is not preferred by Flintwood I residents; we still <br />prefer one acre lot development with no public utilities. Our major complaint <br />besides public, utilities, is that high density housing would result in a <br />reducting in property value in Flintwood I. We hope Mr. Carson will take <br />this into aonslderation when designing the PUD housing types. Flintwood I <br />is concerned with loss of privacy, burm, drainage problems (for which <br />alternatives have been suggested which will not incur costs to Flintwood I), <br />MSA streetlt~rough the project (which we understand is constraint put on <br />developer by City). The residents of Flintwood I view the plan the developer <br />is presenting tonight as the best compromise, under the circumstances, provided <br />that Flintwood~ I concerns are not overlooked. <br /> <br />Mr. Carsoni- A~ the project progresses and the actual design is laid ~out, we <br />will be happYto meet with residents of Flintwood I. <br /> <br />John Lichter , 14060 Fluorine - What is Council approving tonight -- just <br />the density requested for the area? <br /> <br />Mr. Schnelte - Council would be approving zoning for the area; the developer <br />is here for PUD zoning. <br /> <br />Mr. Goodrich , The developer is here of approval of preliminary development <br />plan. Z~n!ng~iapproval comes after preliminary plan approval. Some of the items <br />mentions~ Werg: drawings and written statements regardlng location, s~ze <br />and proposed ~ses; density of land to be developed; location and size of <br />open s~a~es; ~lans for distribution of waste; parking; timetable; topographic <br />map; characte~ of PUD; alternate ownership; total anticipated population. <br /> <br />John Lich%er - How can Council act on this tonight if all there itmms have <br />not been slubmitted? <br /> <br />Mayor Gamut -iT he developer is looking for concept approval from Council <br />prior to preparing all the expensive items required by ordinance. <br /> <br />Mr. Lichter -!The residents ~ Flintwood I have had some very good me~tings <br />with Mr. CarsOn regarding the PUD; even the concept approval should include <br />the conditions arrived at as a result of those meetings and we don't see <br />those conditions listed on the preliminary plan. <br /> <br />Mr. Goodrich - The last PUD in P~msey obtained a general concept approval <br />that was conditioned on proper acceptance of a preliminary plan approval. <br />That is what'ND~ is requesting tonight, then they provide all that the <br />ordinance!reqUires, request final approval and apply for rezoning.
