Ti~e City Council, upon reviev, and recommendation of the Park and Recreation <br />Commission shall annually determine bF' resolution the park and dedication fee per <br />residential unit. <br /> <br />If, at the option of the City Council it is determined that a cash dedication shall be made~ <br />said cash shall be placed in a special fund for Parks and Recreation use and deposited by <br />the developer with the City prior to final plat approval. <br /> <br /> Sub& 7. Combination of land dedication and cash payment. <br />In appropriate plats, a combination of land and cash may be required by the City Council. <br />In the event a combination of land and cash is required, file amount of land to be dedicated <br />shall be credited against the total park dedication requirement and the remaining cash <br />contribution shall be based on the greater of the specified cash contribution per dwelling <br />unit or the fair market value of the land. When determining the cash contribution for the <br />remaining acreage, the overall density of the plat shall be the basis for determining the <br />potential number of dwelling units per acre. <br /> <br /> Subd. 8. Seenie easements. In appropriate plats, as determined by <br />agreement between the City Council and the subdivider, the subdivider may dedicate to the <br />public a scenic easement in combination with the requirements of §9.50.3~7 Subd. 2 and 3 <br />above or, if the subdivider and City Council agree, the scenic easement dedication may be <br />in lieu of up to 25% of the requirements in §9.50.37 Sub& 2 and 3 above. <br /> <br /> Sub& 9. Required improvements. Subdividers shall be responsible <br />for maMng certain improvements to the par'Ida, nd they dedicate within their development for <br />park, play~ound and public open space purposes as follows: <br /> <br />Provide finish wading and turf establishment for all park, pla3?ound, <br />trail and public open spaces and provide landscape screening in <br />accordance with City Policy. <br /> <br />Construct and pave trails which are identified bv the Cin, as accessible <br />bikeway/walkway trails in accordance with Ci~:y Standards <br />concurrently with the roads in their developments (i.e., ~ading with <br />site ~ading and paving with sweet or parking lot paving). Grade and <br />provide appropriate surfacing, as approved bv the Park and Recreation <br />Commission. of trails identified by the City as horse or wilderness <br />trails. Park dedication credit will be given for construction of the <br />trail(s) and associated improvements at a rate determined by the Cit.-,, <br />Engineer. <br /> <br />Complete. construct, and pave walkwavs which max,' be required as a <br />trail link connector in accordance with Cit.',' S'tandards. Such <br />walkways may be within or abutting residential street right-of-ways. <br />No park dedication credit will be given for these connecting links or <br />construction thereof. <br /> <br />Establish park boundary comers for the purpose of erecting park limit <br />signs. Monuments of'permanent character shall be placed by the <br />subdivider at all angle and curve points on the outside bounda_,-"qes of <br />all public proper'ry. . <br /> <br />Provide sufficient public road access and surfaced parking facility as <br />deemed appropriate by the Park and Recreation Commission after <br /> <br />//7 <br /> <br /> <br />
