The plat consisted of approximately 47.75 acres and was proposed to be <br />developed with si~gl¢~ ~'amily urban residential lots. <br /> <br />On July 3, 1990, ith~ ~l'anning and Zoning Commission reviewed the sketch plan for Fleischer's 2nd <br />Addition. At thtat~tim¢, the Commission recommended revisions to the sketch plan to provide for future <br />access to the! prep~rtYito the north and to realign the accesses onto Nowthen Blvd. N.W. so they would <br />line up with the ~eSs~s from Wood Pond Hills to the west onto Nowthen Blvd. N.W. <br /> = <br />On February 11, i992, the City received a revised sketch plan submitted by Jack Menkveld of North <br />Suburban Deve:l~l~m~nt Company. Mr. Menkveld and Doloras Fleischer have provided written <br />verification that ~. M~nkveld will be assuming the development of Fleischer's 2nd Addition. <br />On March 2, 199~, th; Commission reviewed the revised sketch plan which contained 92 lots and did <br />provide for futt!~e }recess to the property to the north and the accesses onto Nowthen Blvd. did align with <br />accesses from Wo~g:l P~nd Hills onto Nowthen Blvd. N.W. However, the plat showed numerous parcels <br />having direct ae0,e~s O~lo the collector street (Sunfish Lake Drive) in the plat. The developer was advised <br />to revise the skete~ pla$ to eliminate direct accesses onto the collector street. <br />On March 12, 199~, th~; City received a revised sketch plan for Fleischer's 2nd Addition. <br />On March 16, 199~, the Planning and Zoning Commission reviewed the revised sketch plan which now <br />contained 87 iots~ [The ~COmmission recommended that the developer proceed to apply for preliminary plat <br />approval. <br /> <br />On April 3, 1992, ~e d~veloper subrmtted a pmhmlnary plat for Flmscher s 2nd Addition. Note that some <br />park land was d¢Sil~nat~:t adjacent to the wetland. The plat still contained 87 lots. <br />On April 9, 1992, ~he Park and Recreanon Commission tabled action regarding review of Fleischer's 2nd <br />Addition for park'd~ic/ttion requirements. <br />On April 23, 199~, the developer submitted a revised preliminary plat to the Park and Recreation <br />Commission. Thi~ revised preliminary plat relocated the park land to the southeast portion of the plat <br />which contained~ ~oE¢ desirable soils. The revised preliminary plat still contained 87 lots. The <br />recommendation pl[rhe park Commission was to increase the amount of park land to be dedicated and the <br />balance of the pa/k ~edi~ation requirements would be satisfied with a cash payment. <br /> <br />On April 29, 1992, ~he.developer submitted a revised preliminary plat which increased the amount of park <br />land to be dedmat~l mt accordance w~th the recommendanon of the Park Commission. The plat now <br />contains 85 lots. <br /> <br />On May 5, 1992, tl~e Planning and Z,o_ning Commission conducted a public hearing and recommended <br />preliminary plat ap~roV~ of Fleischer s 2nd Addition contingent upon compliance with City Staff review <br />letter dated APril 29, 1992. <br /> <br />The following item~, are ~nclosed for your information: <br /> a) Site lotion map <br /> <br /> <br />
