Since the subject area is south of Trott Brook, it is contained within the <br />ultimate sewer service area. At the time the site visit wag conducted, the <br />area in the center of the plat, roughly coinciding with the Isan (is) soil <br />grouping, was inundated with standing water. It is doubtful whether a <br />roadway could be constructed through this segment of the plat. This fact <br />severely limits the options for more intensively developing the property. <br />When sewer eventually is provided to service the area, more intensive <br />development could be possible by extending a roadway along the common <br />east/west borders of the Lots 1 and 2, and Lots 3 and 4 of the future <br />subdivision exhibit. <br /> <br />Park Dedication: The sketch plan will be reviewed by the Park and <br />Recreation Commission on May 14, 1992 for park dedication requirements. <br />It is anticipated that in accordance with the Comprehensive Park Plan <br />adopted on May 14, 1991, a minimum 100 foot wide corridor of useable <br />land will be required for trail purposes the length of Trott Brook. <br /> <br />The Planning and Zoning Commission will be meeting at 7:30 p.m. on Tuesday, <br />May 5, 1992, to consider your request for sketch plan review of McDonald <br />Addition.
