PROPOSED CHA~ GES TO R-3 HIGH DENSITY RESIDENTIAL DISTRICT <br /> <br />Architectural Standards. The purpose of this section is to encourasze <br />the development of high-quality, diverse multiple-dwelling sta'uctures <br />in the City of Ramsev while permittina flexibilit,/in the development <br />process. <br /> <br />i. General standards. The requirements in this section apply to all <br /> <br />multiple-dwetlin~ structures, as defined under Permitted Uses in <br />this Section (Sub& 2a). <br /> <br />1. The type of buildin~ materials used on exterior wails of all <br /> <br />structures in the R-3 Residential District shall be ihce brick: <br /> <br />natural stone: stucco: aluminum, steel, or vinyl siding; wood; <br />masonite products: or other compatible residential materials <br />that may' be approved by the CiW. Exterior Insulation and <br />Finish Systems (EIFS) material is prohibited. <br /> a. The front exterior buitdina finish of mull~iple-familv <br /> <br />buildinas shall consist of a minimum of 35°,/o face brick, <br />natural stone, or stucco (excludina window m~d door <br /> <br /> area in the calculation). This requirement shall also <br /> apply to the side of a buildin= when it faces a public <br /> street. <br /> <br />Multiple-family buildinas facing County highways, State <br />highways, or MSA roads shall have rear-loaded tzarages. <br /> <br />3. There should not be more than a one-story difference between <br /> <br />a multiple-dwelling buildina and nearby structm'es, either on m't <br />adjacent lot or flankim~ the opposite side of the street. The <br />intent of this requirement is to avoid significm~t heiaht <br />variations between buildinas in close proximity to each other. <br /> <br />A minimum of three (3) colors shalI be used for each multiple- <br />dwel[ina bui]dina. Ele:ments that may count towards this <br />requirement include: siding, ti-ira, doors, garage doors, and <br />shinales.
