Commissioner Brauer indicated that from what he is heating, areas designed as rain gardens <br />cannot be walked on or picnicked on. <br /> <br />Mr. Lincoln indicated that depends on what is planted there. He stated sod can be used, but he <br />would guess they would use other types of plants. <br /> <br />Chairperson Nixt asked if they would see specifics in the landscape plan. He stated his concern <br />is not the concept, but the finished look. He reiterated these are supposed to be pleasing areas <br />that attract people to them, and he wants to be comfortable they will not be weed-filled areas. <br /> <br />Assistant Community Development Director Trudgeon stated they can ask for details on the <br />landscape plan. <br /> <br />Commissioner Brauer stated his concern is more on useable space. He indicated if they have all <br />this space that is not useable, and this is supposed to be these residents backyard, he wonders <br />what they will use for recreational space. <br /> <br />Assistant Community Development Director Trudgeon indicated there is a park across the street, <br />much closer than you would typically have. <br /> <br />Commissioner Brauer asked if the rain gardens could be smaller and still perform. <br /> <br />Mr. Lincoln indicated they could, and they could also be planted with sod, with an infiltration <br />basin below so the area would get inundated with during a rain but the water would drain off <br />quickly. He stated if the rain garden is an issue it could be a straight infiltration area. He stated <br />with a rain garden they can get a lot of good plants, with some flowering throughout the year. He <br />noted they could do a combination as well. He stated what they are trying to design is an <br />improved storm water filtering system. <br /> <br />Commissioner Van Scoy asked if the engineer is comfortable with the drainage plan. <br /> <br />Assistant Community Development Director Trudgeon stated he is, with minor comments. <br /> <br />Mr. Lincoln indicated there is a collection of catch basins that will carry the water to a larger <br />drainage area. <br /> <br />Commissioner Van Scoy asked if the issues with radius had been addressed. <br /> <br />Assistant Community Development Director Trudgeon stated it has, but it needs to be reviewed <br />again to make sure all were changed correctly. <br /> <br />Mr. Lincoln noted that some of the intersections were at 60 feet, and they are required to be at 75 <br />feet. He showed an example, noting it would not impact the unit count, but may affect the green <br />space slightly.
