Chairperson Nixt agreed, indicating the problem with Georgetown is there is a complete color <br />change between units. He suggested there be a partial change of some elements. For example, if <br />there were three colors in a schematic, those colors could be combined in different elements <br />between units. He stated they are trying to change the look, but not make a dramatic contrast. <br /> <br />Commissioner Van Scoy stated he would want to ensure the schematic included at least three <br />colors that could be used throughout the building. <br /> <br />Commissioner Brauer stated his concern with the color change is that when developers are <br />looking at the list of acceptable changes, they are going to pick the one that is the cheapest and <br />easiest to do, which is a color change. <br /> <br />Commissioner Watson agreed. He stated the builders will crunch the numbers and see what is <br />cheapest to do, and everything will still look the same. <br /> <br />Chairperson Nixt indicated with the major change requirement they are looking at ways to <br />achieve the color change without having a complete color change. He stated he likes the idea of <br />a color palette, with not less than three approved colors. He indicated this will allow them to <br />achieve deviation of facades. He suggested if the builder increases it from three to five or some <br />other selected number they could reduce the masonry requirement. <br /> <br />Commissioner Shepherd stated they would want a change in textures as well, rather than just the <br />same flat vinyl siding in different colors. <br /> <br />Commissioner Brauer suggested they require two major changes and add color to the major <br />change list. <br /> <br />Assistant Community Development Director Trudgeon suggested they make a separate section <br />on color and take it out of this category entirely. <br /> <br />Chairperson Nixt agreed. He stated maybe where they could give them flexibility is on a two <br />unit development. He indicated, however, that if the builder wants relief from the masonry <br />requirement they would need color changes that provide the diversity masonry does. He stated <br />when getting to four or six or eight they would need color change. <br /> <br />Commissioner Watson stated that concerning the color palette approved is an important <br />clarification. He would want to make sure they have the ability to approve the color scheme. <br /> <br />Associate Planner Geisler stated this is going to require more detailed elevations than they have <br />been getting. <br /> <br />Commissioner Van Scoy commented that if they have an elevation and a list of colors they plan <br />to use it should be okay. He indicated that when looking for ways to allow less masonry, he <br />would suggest they use the major changes as leverage.
