She indicated Mr. Kreuser's parcel is 3.1 <br />acres in size, and according to his letter dated January 12, 2004, his business operation appears to <br />meet the intent of the Home Occupation Ordinance. <br /> <br />Associate Planner Wald indicated Staff researched to verify the City has received no complaints <br />about the business in the past 17 years. She advised City Code states that for a parcel three acres <br />in size one non-resident employee is permitted. Mr. Kreuser employs his son-in-law who is a <br />non-resident. She stated vehicular traffic trips are not to exceed two trips per hour per standard <br />business day, or 16 trips within a 24 hour period. Kreuser Cabinets has a maximum of three <br />material truck deliveries per month, no clients coming to the property, only one employee, and <br />operation hours are Monday through Friday 8:00 a.m. to 4:30 p.m. She stated the proposed <br />business does not appear to generate excessive vehicular traffic trips within the residential <br />neighborhood. <br /> <br />Associate Planner Wald advised Mr. Kreuser has a heated and air-conditioned accessory <br />structure, which allows him to work with the windows and doors closed at all times. He makes <br />custom kitchen and wood furniture and does not perform any staining of the materials on the <br />property. She stated the property is surrounded by parcels that are similar in size. She indicated <br />it is Staff's opinion that the proposed business operation and the size of the subject property and <br />surrounding properties results in Kreuser Cabinet's being compatible with the surrounding <br />residential neighborhood <br /> <br />Citizen Input <br /> <br />Chairperson Nixt opened the public hearing at 7:50 p.m. <br /> <br />Chairperson Nixt clarified Mr. Kreuser was not using any hazardous material. <br /> <br />Mr. Kreuser stated he does not. He indicated he subcontracts that out. <br /> <br />Chairperson Nixt asked if Mr. Kreuser has a dust filtration system. <br /> <br />Mr. Kreuser indicated he does. <br /> <br />Motion by Chairperson Nixt, seconded by Conunissioner Brauer to close the public hearing at <br />7:52 p.m. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Brauer, Jeffrey, Shepherd, Van <br />Scoy, and Watson. Voting No: None.
