Absent: Commissioner Johnson. <br /> <br />Case #6 <br /> <br />Request for an Interim Use Permit to Allow for Storage of Auto and <br />Recreational Vehicles on an Unimproved Surface; Case of Auto and RV <br />Ranch <br /> <br />Presentation <br /> <br />Associate Planner Wald advised that Bob and Patricia McElhaney of Auto and RV Ranch <br />submitted an application for an Interim Use Permit to allow for auto and recreational vehicles to <br />be stored and displayed on a parcel that is absent of the required bituminous pavement <br />improvements for an interim period of time. The subject property is located at 7665 Highway <br />#10 NW. <br /> <br />Associate Planner Wald explained that the subject property is approximately 2.0 acres in size and <br />zoned B-2 Highway Business. Motor vehicle, implement and recreational equipment sales and <br />rental are permitted uses in this district. She indicated outdoor display areas for items for sale or <br />rent is an allowable accessory use in the B-2 Highway Business District provided the display area <br />is paved and the perimeter of the pavement is finished with B6/12 concrete curbing. She noted <br />the customer and employee parking areas must also be paved and curbed. <br /> <br />Associate Planner Wald further advised Mr. and Mrs. McElhaney recently purchased Chelsea's <br />Auto from Clint Wilson and started operating Auto and RV Ranch. The Applicant's purchased <br />the property with a small portion of the site containing concrete and bituminous pavement for <br />display area, customer, and employee parking. In order for Auto Ranch to display their entire <br />inventory, the bituminous pavement area needs to be expanded. She stated that Mr. and Mrs. <br />McElhaney submitted a drawing outlining their intentions to comply with City Code's site <br />improvement requirements for displaying their vehicles. She noted that since the weather is no <br />longer conducive to installing bituminous pavement and concrete curbing, the applicants are <br />requesting an Interim Use Permit to enable them to store and display the vehicles on the property <br />without the required site improvements until June 30, 2004. <br /> <br />Planning Commission/February 5, 2004 <br /> Page 6 of 18 <br /> <br /> <br />
