County needs as they relate to Ramsey's situation. <br /> <br />Martin Kitts- Stated that he has 25 years of consulting experience in <br />promoting commercial/industrial develol~nent. <br /> <br />Mr. Hoisington stated that Lee Maxfield of Maxfield Research Group will be <br />subcontracted to evaluate land use along Hwy. #10, prepare a community <br />growth overview and do a commercial/industrial market analysis. <br /> <br />Mr. Hardin - Inquired as to Hoisington's perception of Ramsey's strengths <br />and weaknesses. <br /> <br />Mr. Hoisington - Replied that Ramsey has a fairly good employee potential <br />and there is good cause to review the Hwy. #10 situation. What has <br />happened on Hwy. 10 is the result of years of little in the way of <br />regulation. <br /> <br />Mr. Wonson - Stated that Ramsey has some very good transportation <br />opportunities because of the highway, major county thoroughfares <br />intersecting withthe highway, railroad and airport. <br /> <br />Mr. Kitts - Stated that Ramsey is positioned right for the trend of where <br />industrial develol~nent is going to take place but the community has to be <br />ready to receive it. <br /> <br />Mr. Hardin - Inquired about Ramsey's absorption rate based on surrounding <br />competition. <br /> <br />Mr. Hoisington - Replied that Lee Maxfield will review a much larger area <br />than Ramsey to determine the ability and amount of land that can be <br />realistically absorbed over certain amounts of time. <br /> <br />Mr. Ippel - Inquired if the study will provide a comparison of what can <br />happen with active versus inactive pursuit of commercial/industrial <br />development. <br /> <br />Mr. Hoisington - Stated that his firm is willing to make those comparisons <br />and provide examples. <br /> <br />Mr. Raatikka - Inquired how Hoisington's study would address blight and <br />image in the Highway #10 corridor. <br /> <br />Mr. Hoisington - Replied that his firm would review Ramsey's existing <br />ordinances and the City will probably have to consider landscaping Hwy. <br />#10. <br /> <br />Mr. DeLuca - Inquired if the airport would be considered a negative, <br />positive or neutral asset. <br /> <br />Mr. Hoisington - Replied that the airport would be a positive for <br />commercial/industrial development. <br /> <br />Mr. Wonson - Stated that the only negative with an airport would be the <br /> March 16, 1987 <br /> <br />Page 7 of 10 <br /> <br /> <br />
