Th/s is our first <br />community in Ramsey and we have spent a ~onsiderable amount of time analyzing potemial <br />impacts that' Highw~ay 10 may have on our community. The property is located along the <br />Highway I0 Corridor and had been zoned for mixed-use developmems, which we feet, is an <br />appropriate'designation for the property. This allows for commercial and residential uses to be <br />planned in a complementary way w/thout building too much "strip commercial" along the <br />Highway. The mix of mos ties into the City's objective of providing for livable communities <br />where pedestr~'~s have the opportunity to walk fi-om their home to commercial uses. Providing <br />residential uses along Highway 10 provides for a richer and more varied experience for people <br />who are traveling through Ramsey. Cortversely if only commercial uses are allowed in the area <br />the possibility of saturation the market would be a real poss~ility. I2fis could lead to the property <br />lying vacant for a comiderable amount of time or the construction ofbuainesses that are less than <br />desirable. Although there are no guarantees, we recognize the desire of the City and State to <br />relocate Highway 10 to the north at some point inthe future thus eliminating some of the noise <br />impacts. Following is a brie£synopsis of some of the things that Kyland has done to help mitigate <br />highway impacts for the residents of Rivenwick. <br /> <br />-Reduced the amoum of homes along Highway 10: tn the early concept stages Ryland <br /> was looking to developing the entire parcel as residential. The amoum of residential <br /> homes fronting on Highway 10 has been reduced by half Developing the entire property as <br /> residential would have negated the possibility of providing any commercial uses in the <br /> development. Reducing the amoum of residential and allowing commercial uses to be <br /> built promotes the City's goal of providing a mLxed-use development. Ryland has <br /> introduced a second home, which offers another three model styles, thus enhanc/ng the <br /> diversity of the project. <br /> <br />-Reduced the number of building that are adjacent to E[ighway 10: During the s/to planning <br /> stage buildings were reorienting so that the majority of buildings have been pulled back <br /> form or are perpendicular to Highway 10. This was accomplished by relocating part of <br /> the existing pond along Highway 1 O, <br /> <br /> <br />
