10 Minutes CASE #6:

DISCUSSION REGARDING POLE BUILDINGS
By: Anne Norris, Community Development Director

Background:

At its December 2, 1986 meeting, the Planning and Zoning Commission discussed
whether the intent of the Zoning Ordinance was to allow pole buildings only in
certain districts. The Commission agreed that the intent of the Zoning
Ordinance is to prohibit pole buildings in B-1 or B-2 Districts and to allow
pole buildings in the I-1 District for storage buildings only, provided the
exterior facing of the structure meets the requirements of Section 170.017L of
the City Code. Ail commercial and industrial structures are subject to the
site plan review process and requirements.

Observations:

Because of recent concerns and discussions regarding pole buildings existing in
the I-1 Industrial District, the Council may wish to only permit pole buildings
in the I-1 Industrial District as a conditional use and require all requests
for such structures to go through the conditional use permit process.

Recommendation:

Council Action:

Motion to:
Direct City Staff to prepare an amendment to the Zoning Ordinance
prohibiting pole buildings in certain zoning districts.

Review Checklist:

Administrator
Attorney
Engineer
Community Development Director

Chief of Police
Finance Officer
Public Works Superintendent ~
Planning and Zoning Commission ..X
