5 Minutes <br /> <br /> REQUEST FOR METES AND BOUNDS SUBDIVISION; <br /> CASE OF MR. JIM PETERSON <br />By: Anne Norris, Community Development Director <br /> <br />CASE #2: <br /> <br />Background: <br /> <br />At your November meeting you reviewed a request by Mr. Jim Peterson for a metes <br />and bounds subdivision of 20 acres located on Variolite Street NW between 171st <br />Avenue NW and 172nd Avenue NW. As you recall, you approved Mr. Peterson's <br />request contingent upon Mr. Peterson dedicating a 33 foot easement on the <br />southern boundary for future road access and also that a common access from <br />that easement be used for both lots. <br /> <br />Mr. Peterson has requested to review this action with you. Mr. Peterson is <br />still requesting a common access to the parcels approximately 330 feet north of <br />171st Avenue NW. The City's ordinance allows street jogs in collector streets <br />to have a centerline offset of 300 feet. <br /> <br />Enclosed for your information is a map of Mr. Peterson's property. <br />Observations: <br /> <br />Staff has reviewed Mr. Peterson's property with respect to future roads. <br />Because of wetlands to the east of Mr. Peterson's property, an easement for a <br />future road should be along the southern boundary of the property. However, <br />because of the alignment of 171st Avenue NW on the west side of Variolite <br />Street NW, a 66 foot easement along the southern boundary of Mr. Peterson's <br />property may be more realistic than the 33 feet originally requested.
