That construction of the garage addition in a manner that meets the thoroughfare setback
will require removal of mature tree growth and adversely impacts the architectural lines of
the principal structure.

10.

That the subject property is entitled to a total of 1,488 square feet of garage and accessory
building space; that the total area of the existing garage and the proposed addition is 872
square feet.

11.

That there are unique circumstances applying to the subject property that do not generally
apply to other properties in the district; namely, that the principal structure was developed
on the property prior to the establishment of the thoroughfare setback requirements.

12.

That the special conditions causing the undue hardship do not result from the actions of the
Applicant as the home was platted and constructed on the property by persons other than
the Applicant prior to the establishment of thoroughfare setback requirements.

13. That the variance requested is the minimum variance which would alleviate the hardship.

14.

That such variance is necessary for the preservation of a substantial property right similar to
that possessed by other properties in the R-1 Rural Residential District, namely achieving a
reasonable amount of the allowable garage space established by City Code for a parcel this
size.

15.

That if granted, the variance will/will not grant the Applicant any special privilege that is
denied to other owners of lands, structures or buildings in the same district.

16.

That if granted, the variance will/will not be materially detrimental to the purposes of the
Ramsey Zoning Chapter or other property in the R4 Rural Residential District.

17.

That if granted, the variance will/will not substantially increase the congestion of public
streets, or increase the danger of fire, or endanger the pubtic safety, or substantially impair
property values within the neighborhood

18.

19.

The motion for the adoption of the foregoing resolution was duly seconded by Board Member
and upon vote being taken thereon, the following voted in favor thereof:

and the following voted against the same:

and the following abstained:

and the following were absent:

whereupon said resolution was declared duly adopted by the Ramsey Board of Adjustment this the
day of ,1993, ',

ATTEST:

Chairperson

City Administrator

b
