Pending <br /> <br />Pending <br /> <br />Pending <br /> <br />Pending <br /> <br />Pending <br /> <br />4/6/93 <br /> <br />4/6/92 <br /> <br />4/23/92 <br /> <br />2/16/93 <br /> <br />2/16/93 <br /> <br />Monthly Status Report <br /> <br />With regard to Townhouses of Rum River: The P&Z Commission <br />voted to recommend approval of the concept of a 12-unit townhouse <br />development for Lot 1, Block 1, and outlet C, Rum River Hills, <br />subject to the following conditions: 1) Demonstration that individual <br />on-sit sewer systems can be accommodated according to applicable <br />codes; 2) Demonstration that adjacent easement-area lands have <br />sufficient available suitable soils to accommodate back-up drainfield <br />areas for the 12 units; 3) Receipt of amended comments from <br />Metropolitan Council Staff; 4) Further review by legal counsel of the <br />precedent which would be set by approval of this project; 5) Water <br />supply system to be approved by appropriate agencies; 6) The party <br />wall between units are to be constructed of fin:e-proof material; 7) City <br />staff receiving assurances from Metropolitan Council that approval of <br />the project will not endanger the possibility of any future MUSA <br />expansions within the City. Forward to City Council. <br /> <br />The P&Z recommended that the developers of Mississippi Heights <br />proceed to apply for preliminary plat approval with the western cul-de- <br />sac drawn as a through street. <br /> <br />Draft an ordinance for the Planning and Zoning Commission's <br />consideration to modify the building permit application on 2-1/2 acres <br />or tess to require a Certificate of Survey. <br /> <br />Findings of Fact - Sand and Gravel, inc. CUP: The P&Z <br />Commission approved 1-15 and 18, and directed Staff to amend the <br />following: (16) Insert engineer's figures into the first sentence and <br />delete second sentence. (17) Strike this one. (19) "That the <br />proposed use will not be unduly dangerous . . ." (20) "That the <br />proposed use will not substantially adversely impair..." (21) <br />"That the proposed use will be operated and maintained so as to be <br />harmonious and appropriate in appearance with the existing or <br />intended character of the general vicinity, and that such use will <br />not change the essential character of the area." (22) "That the <br />proposed use will not be hazardous or disturbing . . ." (23) "That <br />the proposed use will not be a substantial improvement..." (24) <br />"That the proposed use will be served adequately by public . . ." <br />(25) "That the proposed use will not create excessive additional <br />requirements at public cost for public facilities and services, and it <br />will not be detrimental to the economic . ." (26) "That the <br />proposed use will not involve uses, activities, processes, "The <br />P&Z Commission voted to accept the Findings of Fact as amended and <br />recommended that City Council adopt them. Forward to City Council. <br />On hold for updated grading plan. <br /> <br />With regard to the terms of the CUP for Barton Gravel, Inc.: The <br />P&Z Commission voted to recommend that City Council approve <br />Barton Sand and Gravel's request for a CUP renewal for mining <br />operations contingent upon submittal of updated grading plans, <br />discussion tonight, and Engineer's letter.
