The Permit Holder shall properly consnmet and maintain all season paved fire <br />lanes or properly pave and ma.inmin drives and clearances to serve as fn-c lanes for the street <br />side of the property to the back of the property. <br /> <br />Contineenev Action Plan. The owner or operator must prepare and maintain ~ contingency <br />action plan for the aluminum processing facihty. The plan must discuss what specific actions <br />will be taken if a fu'c, spill or rctease occurs at the facility and that back-up system exists if <br />portions of the facihry arc closed for my period of time. Thc plan must also identify a <br />responsible contact person or persons for the facility who could lx reached 2,4 hours a ~3, in <br />thc event of ~ fire, spill, release or other serious problems along with their home addresses <br />and phone numbers. <br /> <br />Hour~ of Op.~rafion. The Permit Hold~ may conduct his receiving operations within the <br />hours of ?:00 a.m. to 8:00 p.m. Monday through Saturday, and nmy conduct alum/hum melt <br />operations 24 hours a day, seven days a week unless the operations present ~ nuisance or <br />disturb neighboring land uses. Thc C~ty Council may limit hours of operation to protect <br />neighboring land uses. <br /> <br />Tmiler/'Vehicle Storage. The use of trailers, trucks or vehicles for long term storage (longer <br />than 30 consecutive ~ys) is prohibited. All vehicles and trailers on site must bear a current <br />hcense, be rcgistere& and must be road worthy, <br /> <br />Structures and Site Irnp3~vcmcnts. Thc placement, design and construction of new strucnn~s <br />or additions to existing structures and site improvements shali comply with City Code as <br />provided within the development agreement, and applicable state codes and OSI-IA ' <br />requirements. <br /> <br />Buildine Permits. No building permit for the site will be issued until: t) the south=~y half of <br />]42nd Avenue N.W. is improved from 3aspar Street N.W. to 160' west of the N.E. comer <br />of Lot 2, Block 1, Gateway North industrial Parle, and 2) Cash or Letter of Credit is <br />deposited with the City in an amount equal to I50% of the CiD, Engineers estimated cost of <br />improving ail of 142nd Street N.W. from ~Jaspar Street N.W. to Limorfite Street N.W. to City <br />standards with the exception of bituminous surface. No certificate of occupancy for <br />occupancy of any building on the site wii] be issued until ],42nd Avenue N.W. has been <br />improved to City standards and accepted by the City except that bituminous Surface is not a <br />requirement for a Cen:ifi~ of Occupan~ to be permingd. The Permit Hold= herein agrees <br />to join in petitions for ail such, roadway improvements when such petitions arc assembled. <br /> <br />Sanitm-v Sew.~r. The Pm-mit Hold= agrees to connect to City sewer and water at the time <br />sew= and water is extended to the are~ and herein agrees to join in ~. petition for such <br />improvements when such petitions are presented.
