Voting Yes: Chairperson Nixt, Commissioners Brauer, Jeffrey, Johnson, Van
Scoy, and Watson. Voting No: None. Absent: Commissioner Shepherd.

Case #3:

Request for an Interim Use Permit to Allow for Outside Storage of
Commercial Equipment in the Front Yard of a Residential Property; Case of
Jeff Rockow

Presentation

Associate Planner Wald indicated that due to comments heard at the last Planning Commission
meeting and direction to Staff by the Planning Commission, Staff has drafted an Interim Use
Permit for five years for Jeff Rockow, which is the longest period of time allowed for this type of
permit. She indicated them was discussion at the last meeting about bonding requirements also;
however Staff felt this was a minor use and bonding should not be required.

Chairperson Nixt asked if Staff was recommending any impervious surface for the trailers, or
screening requirements.

Associate Planner Wald stated there is screening in place now, and fairly extensively. She
indicated the reason for not requiring impervious surface is if another owner came onto the
property and it may encourage the same use, which Staff would like to avoid.

Citizen Input

Rick Bennett, 18043 Yute Street stated he is a neighbor, and is in favor of the compromised
solution.

Adjourn

Planning Commission/March 11, 2004
