City of Ramsey <br /> <br />16153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 <br /> <br />(612) 427-1410 <br /> <br />July 21, 1993 <br /> <br />Sharon Wagner <br />6802 I3?th Avenue N.W. <br />Ramsey, MN 55303 <br /> <br />Re: Final Plat Review; Sharon Lee Addition <br /> <br />Dear Ms. Wagner: <br /> <br />We have received your proposed f'mE plat for a minor subdivision to be named Sharon Lee <br />Addition. The f'mal plat consists of one sheet prepared by Hedlund Engineering dated received by <br />the City on July 13, 1993. We offer the following comments: <br /> <br />.General: The property is zoned R-I Urban Residential and the proposed subdivision is a <br />replat of Lot 1, Block 6, Riverside West, into two (2) lots, one of which will contain the <br />existing home in the subject area. <br /> <br />Lot Sizes: Both of the lots in the proposed plat exceed the 20,000 square foot minimum <br />lot area requirement for riparian lots in the Critical River District. <br /> <br />LOt Dimensions: The minimum lot width at the building line and at the river frontage in <br />the Critical River District is 90 feet. Both of the lots exceed this requirement. <br /> <br />Structure Setbacks; The structure setback for lots in the Critical River District is 20 feet <br />from the bluff line or 1130 feet from the ordinary high water m~rk, whichever is greater. It <br />appears the new lot created will be able to provide a building pad that meets this <br />requirement. As of the date of this writing, the City has not yet received verification that <br />the existing home on what is proposed to be Lot 1 will meet the 10 foot side yard setback <br />from the proposed common boundary line. <br /> <br />Streets. The lots in the plat will be served by 137th Avenue N.W., which is currently an <br />improved street to City standards. However, since the westerly extension of 137th Avenue <br />N.W. into Rivenwick as a through street, the cut-de,sac configuration on the western half <br />of the proposed Sharon Lee Addition is no longer necessary. The developer has declined <br />to pay the expenses incurred with vacating the eyebrow of the cul-de-sac. Therefore, it is <br />Staffs recommendation that the cul-de-sac easement remain in tact for purposes of the plat <br />and that the plat be modified accordingly. <br /> <br />Utilities: This plat will be served by municipal sewer and watermain made available to <br />the property as a result of the Rivenwick development. In accordance with adopted City <br />policy, the cost of the sewer and water improvements, to the extent as if they would have <br />been assessed, will be due as a condition of the creation of the land subdivision. <br /> <br /> <br />
