CITY OF RAMSEY <br /> <br /> ANOKA COUNTY, MINNESOTA <br /> <br />DEVELOPMENT AGREEMENT - SHARON LEE ADDITION <br /> <br /> THIS AGREEMENT, made and entered into by and between the CITY OF <br />RAMSEY, a municipal corporation of the State of Minnesota (the "CITY"), and SHARON L. <br />WAGNER, whose address is 6802 137th Lane N.W., Ramsey, Minnesota, hereinafter referred <br /> <br />to as the "DEVELOPER." <br /> WlTNESSETH: <br /> <br /> WHEREAS, the DEVELOPER is the fee owner of the following described property <br />situated in the City of Ramsey, Anoka County, Minnesota and legally described as follows: <br /> <br /> Lots I and 2, Block 1, SHARON LEE ADDITION, Anoka County, Minnesota <br /> <br />the "Subject Property"; and <br /> <br /> WHEREAS, on July 27, 1993, pursuant to Resolution g93-07-. , the CITY <br />approved the final plat of the Subject Property which plat is known as SHARON LEE <br />ADDITION (the "Plat") contingent on certain requirements, including DEVELOPER and <br />CITY entering into this contract; and <br /> <br /> WHEREAS, the Plat consists of two lots which is a resubdivision of Lot 1, Block 6, <br />Riverside West; and <br /> <br /> V~IEREAS, approval of the Final Plat is given pursuant to the City's Subdivision Code <br />Section 9.50.05, entitled "Division or Consolidation of Unplatted Lots"; and <br /> <br /> WHEREAS, a trunk usage charge is required by the CITY for usage of its Trunk Sewer <br />and Water System; which charge is $1,415.00 per residential unit created; and <br /> <br /> WHEREAS, no expenditure of CITY funds will be made until the City Code escrow <br /> \ <br /> <br />requirements have been fulffiled by DEVELOPER. <br /> <br /> NOW THEREFORE, the CITY and DEVELOPER 'agree as follows: <br /> <br /> I. <br /> <br />IMPROVEMENTS <br /> <br />96, <br /> <br /> <br />
