Trai! Fees cand <br /> <br />As discussed earlier, we recognize the responsibility of the LLC to provide trail improvements as part of the overall design of <br />the Town Center. We will include trails, based on City design criteria, along all of the major arterial streets, and also wi[l <br />construct trails as important elements within each of the signature parks. <br /> <br />In addition, we also think there are many more opportunities to make trail connections than just those provided in the <br />dedicated, signature parks. For example, the wetland areas that move through, the northwestern portion of the site have the <br />potential to include public trail corridors that could provide important links to the future trail to Lake Itasca, and perhaps to <br />other local and regional park and trail systems. <br /> <br />We also continue to explore, in partnership with the City and other potential participants, the possibility to connect with <br />the proposed regional park south of Highway 10, via a pedestrian / bicycle overpass and trail corridor within the existing <br />County easement. We believe that these suggested trail improvements will exceed the trail fees indicated below, but for the <br />sake of this proposal, we have included a sum equal to 50% of the total as part of the LLC commitment for trail funding. <br /> <br />Residential Trails Value <br />$ 1,140,000 (from page 25) <br />Commercial Trails Value <br />$ 102,000 (from page 25) <br />Total Trail Fee = $ 1,242,000 x 50% = $ 621,000 <br /> <br />Total Parks and Trail Fees (recalculated) <br /> <br />$ 2,871,144 <br /> <br />In summary, we acknowledge that we did not have a complete understanding of the formula City Staff uses to calculate park <br />and trail fees. And, from past conversations with Staff, we agree that this is just one of several benchmarks we can use to fig- <br />ure out how best to proceed.
