We offer the following comments:

General: The submitted major subdivision proposes to replat Lot 1, Block 2 of High Point 2nd
Addition along with five metes-and-bounds lots to the south, for a total of 27 urban single-family
lots plus one outlot. There are a total of 5 existing homes on the subject property; 4 will remain after
development.

Zoning: The property is zoned R-1 Residential and is located in the Rural Developing Area. The
proposed plat will require a Comprehensive Plan Amendment to change the subject property's land
use designation to Low Density Residential. This review letter evaluates the proposal based on R-1
urban single-family standards.

Lot Sizes: The current minimum lot size for urban single-family lots is 10,800 square feet; ali 27
lots meet this standard as shown on the submittal. The total area of the subject property is
approximately 23 acres.

Lot Dimensions: The minimum lot width· in the R-1 district is 80' feet on a public road. All lots
meet this standard at the front yard setback. It appears that the existing homes io remain will meet
the new setback requirements, with the possible exception of Lot 2, Block 4 and Lot 5, Block 4,
depending on driveway placement. The driveways should be placed so that the existing structures
meet the required setbacks. There are also several underlying easements that will need to be
~brmally vacated.

Density: The total net density is currently 0.3 units per acre, and will be 1.55 units per acre under
the proposed development.

Density Transition: City Code requires Level 3 density transition between the proposed single-
thmily urban lots and the existing single-family rural lots to the west. The wetland in the
northwestern corner of the property appears to satisfy this requirement for a portion of the plat;
