Alpine Woods <br />Preliminary Plat Review <br />Revised: April 23, 2004 <br />2of4 <br />additional landscaping will be required for Lots 1, 2, 3, and 4 of Block 1 as well as Lots 2 and 3 of <br />Block 2. iV[ore landscaping comments are located in the next section. <br /> <br />Tree Preservation and Planting Plan: The City Council has adopted a Tree Preservation <br />Ordinance that applies to your proposed plat. A tree preservation plan, dated March 31, 2004, was <br />submitted to the City. The plan shows a total of 1,792 trees throughout the site and indicates that <br />1,195 of these trees will be preserved (597 trees will be removed to facilitate construction). <br />Predominate species on this site include: Poplar, Ash, Oak, Elm, and Cedar and sizeg range from <br />four (4) inches to almost forty (40) inches in diameter. <br /> <br />City Code requires a minimum of two (2) trees per lot be installed in new, single-family residential <br />lots. Trees should be installed near the front property lines. This minimum standard will apply to <br />the following lots: Lots 1-5, Block 1, Lots 1-2, Block 2, Lots 1-2, Block 3, Lots 1 and 10, Block 4, <br />and Lot I, Block 5. <br /> <br />On many of the lots being created, a majority of the trees located in the "front" yards are being <br />removed. However, again on most of the newly created lots, a number of existing trees will be <br />preserved in the "back" yards. Therefore, on these lots, only one (1) tree shall be required to be <br />planted in the front yard area near the front property line. These lots are. as follows: Lots 6-12, <br />Block 1 and Lots 3 and 6-9 of Block 4. <br /> <br />Lots 2, 4, and 5, Block 4, each of which has an existing home that is remaining, have sufficient tree <br />coverage. No additional plantings are required on these three lots. <br /> <br />Wetlands: A substantial portion of the property is wetland. A wetland delineation report has been <br />submitted and verified. This development proposes no wetland filling. A permit from the Lower <br />Rum River Water Management Organization is required and has been obtained for this <br />development. <br /> <br />Drainage: A drainage and grading plan-has been prepared by Mark. Kretchmer PE of Passe <br />Engineering. This plan proposes to construct two ponds located on the north and south ends of the <br />development. All street surfaces, and the future residential structures on the east side of Vanadium <br />Street will drain to these ponds prior to overflowing into DNR protected wetland 734W. A review <br />of this grading and drainage plan has been made and the following Comments are offered: <br /> <br />I. Four existing residences are proposed to remain within the new subdivision. Existing low <br /> floor and at grade elevations need to be added for these structures to the grading plan. The <br /> plan must also illustrate how these existing residences will be connected to the new street <br /> system. <br />2. The overland drainage across Lot 6 Block 4 is flatter than 1%. The elevation of the house <br /> pad or the grading plan should be modified to correct this deficiency. <br /> <br />Streets: The street system for this development has been detailed on a three-sheet set of plans.
