- 2 - C.P.H.5/20/7

Mr. John Schutz; Assuming the bridge comes in near this intersec-
tion, how would this affect these houses? Mr. Cox pointed out on
the map the proposed bridge location being discussed at this time.
Mr. Mickelson said by coming north of the tower they could get a
square crossing of Highway #47. Mr. Schutz said this road might
come right thru these houses proposed on this plat.

Mr. Carson: The proposed highway across the river would not affect
this plat. Mr. Mickelson said there is also a proposed road going
on the other side of Industry and it depends on how much pressure
is brought to bear on this location as to what might happen.

Mr. Sieberling said he had talked to the Anoka County Highway De-
partment and was told they could not make any commitment. They
said the road might be near KANO.

Mr. Mickelson said this area will probably be the first area sewered.
He doesn't think residential roads would be favorable for this area.

Mr. Reimann asked if they had any idea what the north recreational
zone would contain. Mr. Sieberling replied that cars could be
parked on the zommercial area and it could have a retail grocery,
shops, almost anything like this. Mr. Reimann asked how far it
was from the junction of Highway #5 and #47. He does not feel
traffic could be coming in and out on #47. Mr. Sieberling doesn't
feel there is any problem here. He doesn't feel it is strip com-
mercial. He feels it is a neighborhood service center.

Mr. Cox asked how much business could be derived from this center?
He thinks it would require 2500 people and there might be only 300
in this area to use this center. Mr. Cox said there are other
questions to be determined by the Council before any decisions
are made and he feels at this time he could not make a good sound
decision. He said he didn't see many people living west of here
present this evening. Mr. Carson presented a petition from the
people living in this area stating they had no objections to this
rezoning. Mr. Carson said he wanted a definite answer at a certain
time on this rezoning question. Mr. Cox replied he did not feel
they could make a decision at the present time. No decision would
be made at this public hearing in any case. Mr. Carson stated he
did not think they would know any more a month from now. He is
sure some of these questions will not be answered for months and
possibly years. Mr. Cox said the County is not in favor of sup-
porting a road to support individual development because the County
needs tax base. Mr. Cox thinks it would be unfair to give an
answer until they have time to study this situation. Mr. Carson
said they would like to have a date and time for a decision tonite,
if possible. They feel they need a date when they will decide.
They want to know now. They said they have the support of all the
residents in this area in this matter. Mr. Gorham said he concurred
with Mr. Cox. We have a combined meeting with the Planning & Zon-
ing Commission and the Council with the City Engineer to go over
these matters. If we were going to set a date, it would probably
be farther in the future than if we did not set a date.
