· Irrigation for Riverdale Park. $17,000
· Landscape improvements. $19,000
· Aparkname monument. $ 6,500
· Parking spaces. $14,000
· Project administration staking $ 5,000
$131,500

Civil Engineer II Linton noted these improvements were proposed to be constructed concurrent
with Rivenwick Village's development. The cash contribution for Park Dedications was 195
units ~ $2,200 = $429,000. Crediting the Developer for the improvements noted above left a
balance of $297,500 to be paid at the time the plat was filed. The cash-only trail dedication was
195 ~ $550 = $107,250. The estimated cost for construction of the trail in the park was
$17,000, leaving a balance of $90,250 due at plat filing. The Rivenwick 3rd Addition, wh/ch was
on the south side of Riverdale, requirements included installing a trail on the north side of
Riverdale. This trail had not yet been installed. A trail was necessary on the south side of
Riverdale Drive because Riverdale was an MSA street. This trail would not-be credit eligible.
The Developer might want to consider installing the Rivenwick 3rd trail on the south side of
Riverdale and the Rivenwick Village trail on the north side of Riverdale.

It was noted that both numbers "192" and "195" were used when discussing the number of units
in Rivenwick Village.

Civil Engineer H Linton stated he believed the appropriate number was "192."

Chairperson Johns asked if the trail extension connected to Mississippi West Park.

Principal City Engineer Olson responded it did.

Civil Engineer II Linton noted the trail on the south side would be adjacent to Mississippi West
Park, with another trail providing a walking route to Highway 10 and Town Center. The Ramsey
Boulevard connection south of Highway 10 was provided last summer for access to the site.

Civil Engineer II Linton stated this was a PUD and the developer had been asking for many
concessions on City Code issues. One of the things the City could request was continuation of
the trail along the north of Riverdale to Ramsey.

Chairperson Johns asked if it was the small stretch north of Highway 10 that was not credit
eligible. Discussion followed.

Civil Engineer II Linton noted the trail adjacent to the parcel on the north side and continuing
west would be the developer's responsib!lity.

Chairperson Johns asked how many parking spaces were available.

Park and Recreation Commission/April 8, 2004
Page 6 of 21
