He
stated his client wants to be a good neighbor and spruce up the property, so he is looking for
economical solutions to replace the damaged stone.

Community Development Director Frolik stated she would want to reserve the right to meet with
the architect at the site and review the replacement for the stone.

Commissioner Brauer asked if there is anticipation of any problem with the stucco finish on the
metal panels rubbing off.

Mr. Panek stated it has a 15 year warranty, and is a Butler product, which is well tested.

Vice Chair Johnson asked if the applicant has any issues with the Staff Review Letter.

Mr. Anderson indicated it would be unusual in his experience to have an irrigation system at a
bowling center. He stated the type of landscaping proposed is not in need of irrigation, so that is
one question they had.

Mr. Panek noted there was a comment also on the trash enclosure, and they are in the process
now of relocating it by the refrigeration units so it would be enclosed.

Community Development Director Frolik indicated the Staff person who reviewed the landscape
plan said it was low maintenance grass, but still requires watering to keep it alive. She stated
City Code requires underground irrigation system.

Vice Chair Johnson indicated they were dealing with changing standards, and they are now
required. He stated they may be able to allow moving forward with out one if there was some
way the applicant could provide a level of guarantee the plantings would survive. He indicated
there is still some work needed before this goes to City Council.

Commissioner Brauer asked who owns the fence.

Community Development Director Frolik indicated it was put on Mr. Jacob's property by the
previous owner of the Superbowl. She advised that area was all one large lot, and was re-platted
to be one large lot for Superbowl, two residential lots and another commercial lot.

Vice Chair Johnson stated the question now is how to keep cars away from the fence.

Planning Commission/April 1, 2004
