5 minutes CASE #4: <br /> <br />REQUEST FOR PRELIMINARY AI~D FINAL PLAT APPROVAL OF RIVER'S BEND PLAZA <br />2ND ADDITION; CASE OF RAMSEY CENTER PARTNERSHIP AND OXBOW PROPERTIES <br /> By: Community Development Director Anne Norris <br /> <br />Background: <br /> <br />Ramsey Center Partnership and Oxbow Properties are requesting preliminary <br />and final plat approval of River's Bend Plaza 2nd Addition. This plat is <br />located east of St. Francis Boulevard, north of 142nd Avenue N.W. The plat <br />consists of one commercial lot approximately one acre in size and will be <br />served by municipal sewer and water. <br /> <br />For your information, enclosed are the following items: <br /> <br />a) Site location map <br />b) Proposed plat <br /> c) Proposed resolution approving final plat <br /> d) Proposed development agreement <br /> <br />Observations: <br /> <br />As the plat is located on State Highway 47, the plat has been sent to MnDOT <br />for their review and comment. Evan Green, District Engineer, has <br />recommended that there be no access to the plat from State Highway 47, but <br />that access be from 142nd Avenue N.W. <br /> <br />John Stine, DNR, has reviewed the plat and commented that he has no problem <br />with the plat; however, he wants to review the site and building plans <br />prior to issuance of a building permit. <br /> <br />The Planning Commission held a public hearing on this plat on October 6, <br />1987 and recommended approval of the plat. <br /> <br />Recommendation: <br /> <br />Council Action: <br /> <br />Motion to: <br />Adopt Resolution #87-__ approving the preliminary and final plat of <br />River's Bend Plaza 2nd Addition. <br /> <br />Review Checklist: <br /> <br />Administrator <br />Attorney <br />Engineer X <br />Community Development Director g <br />MnDOT X <br />Planning & Zoning Commission X <br /> <br />Chief of Police <br />Finance Officer <br />Public Works Superintendent <br />Anoka County <br />DNR <br /> <br />X <br />X <br /> <br /> <br />
