Consider Amendment To Zoninq Map Rezoninq Property From R-iR <br /> Rural ~identia] To R1-U Urban Residential: <br /> <br />Commissioner Deemer stated that this rezoning is an exercise in futility as <br />the property is destined for development with sewer and water and will <br />automatically receive urban designation which allows development at an <br />even greater density than R1-U. <br /> <br />Mr. Schaumburg stated that the current zoning is like a smoke screen; would <br />like it shown in black and white that it can developed with at least one <br />unit/acre and more with sewer and water. <br /> <br />Motion by Commissioner Howell and seconded by Commissioner Shumway to <br />recommend that the City adopt an ordinance rezoning the 13 acre parcel from <br />the existing R-1R Residential to the R1-U Urban Residential district. <br /> <br />Motion carried. Voting Yes: Chairman Peterson, Commissioners Zimmerman, <br />Shumway, LaDue, Howell and Hendriksen. Voting No: Commissioner Deemer. <br /> <br />Case #3: Consider Amendment To Section 170.06 Of The City Code Amending <br /> The Flood Plain Boundary: <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Howell to <br />recommend that the City adopt an ordinance amending the flood plain <br />boundary. <br /> <br />Motion carried. Voting Yes: Chairman Peterson, Commissioners Zimmerman, <br />Deemer, Shumway, LaDue, Hendriksen and Howell. Voting No: None. <br /> <br />Request For A Conditional Use Permit To Store Vehicles And <br /> _Operate An Automobile Sales Business In The RB Rural Business <br /> District At 9457 Hwy. #10 N.W.: Case Of Charles Christian: <br /> <br />Ms. Norris stated thattheCityAttorney is currently drafting ordinance <br />wording that will specify blacktop and concrete surfaces of parking and <br />driveway areas; for this conditional use permit, it is recommended that the <br />Commission require blacktop or concrete. <br /> <br />Motion by Commissioner Shumway and seconded by Commissioner Howell to <br />recommend adoption of the findings of fact, amended as follows, relating to <br />Mr. Charles Christian's request for a conditional use permit: <br /> <br />Item #8 to read as follows: 'That the torage of vehicles will not be <br />detrimental or unduly dangerous to persons working or residing in the <br />area.' <br /> <br />Item #10 to read as follows: 'That the temporary vehicle storage and <br />car lot will not substantially adversely impair the future use or <br />market value of this propertyor adjacent commercial properties.' <br /> <br />Item ~11 - deleted. <br /> <br />Item #15 to read as follows: 'That the vehicle storage and autcmobile <br />sales business will not affect property in that Rural Business <br /> P & Z/March 3, 1987 <br /> <br />Page 5 of 9 <br /> <br /> <br />
