Phase 4 - Multiple Family Development. <br /> <br /> Two 3-acre parcels will be held for eventual multiple family <br />development. It would be anticipated that these parcels would <br />have townhouse type dwellings, in a row arrangement, adjacent to <br />some of the golf course fairways. However, it is recognized that <br />under the City's current ordinances, such features are not <br />possible without the presence of sanitary sewer and water. The <br />developers recognize that such services are not readily available, <br />nor will they be for some time to come. The developers have no <br />desire to encourage or expedite the normal extension of such ser- <br />vices, and are willing to wait indefinitely for the development <br />of these outlots. However, the developers would wish to retain <br />the option to utilize the two 3-acre sites as single family <br />dwelling sites in the event that it appears to the developers <br />that waiting for sewer and water is not a practical alternative. <br /> <br />This possibility has been included in the computation of density. <br /> IV. MUNICIPAL PARTICIPATION <br /> <br /> The City of Ramsey will not be asked to participate finan- <br />cially, nor to issue any bonds in connection with this project. <br />The sole function of the City of Ramsey will be to act as the <br />approval agency for the Planned Unit Development, which approval <br /> <br />would also entail consenting to the following features: <br /> A. Permission to utilize park land. <br /> <br /> There is at present a park dedicated in the plat of White <br /> <br />-7- <br /> <br /> <br />
