I

I,
!
i
I CASE #7:

MR. RALPH DICKENSON REGARDING REMOVAL OF BUILDING:

In March of this year, Mr. Ralph Dickenson of Dickenson Bus Sales and
Leasing asked for and was granted permission to complete a temporary
addition to his building that he started without a building permit. In
consideration for this concession from the City, Mr. Dickenson agreed to
remove the structure by September 13, 1982. To date Mr. Dickenson has
not complied with the terms of this agreement.

The following items are included as enclosure (D3-c) for your consideration
in this matter:

a) Development agreement dated March 30, 1982
b) Building Official's letter dated September 3, 1982

Council Action: Your action will be ~6.direct Staff as to how to proceed
with this matter.

REQUEST TO SUBDIVIDE PROPERTY BY METES AND BOUNDS; CASE OF MR. J. D. SCOTT
AND MR. JERRY MELBERG:

Enclosure (D3-d) contains a copy of the half section sheet showing Mr. J. D.
Scott's property, Mr. Jerry Melberg's property and the property Mr. Scott

want~ to sell to Mr. Melberg.
~ While Mr. Scott will be left with less than ten acres, we don't feel this
_~ will pose a problem, as there are no proposed increases in density. The
~ Planning and Zoning Commission has reviewed this request and recommends
,~granting the variance.
In view of the Planning Commission's actions, we would recommend approval
of this request, contingent upon Mr. Melberg's legally combining the newly
created parcel with his existing property so the entire property is recorded

I .-~ ~ as one parcel.
~ ~ The Planning Commission minutes are included with enclosure (D3-d) for your
· . ~ ~consideration in this matter.
I ~ ~ Council Action: You~ actions will be to approve/disapprove the variance
~ _% ~ request. If your action is to approve, then we would recommend it be con-
B~~ ~ ~ tingent upon incorporation with the existing parcel as previously outlined.
I --% ~.~ This should probably be done by resolution if it is to be approved.

CASE #8:4 RUM RIVER MEADOWS ASSOCIATES:
I ~ . ~ Mr. Wilbur Dom of Rum River Meadows Associates appeared before the Pl~anning
~~ ~ and Zoning Commission at their regular meeting of September 7, 1982 ~h a
· ~% ~xsketch plan for Rum River Meadows. The subject property is a parcel of
· ~ ~ about 90 acres lying at the northeast corner of S.T.H. #47 and 167th Avenue
--_ ~ ~, <~ NW which is in the City's Rural Service area where densities are one per
,~ ~ '_~ten acres. However, as you will note by the enclosed engineer's report,
' ~ ~ ~ a portion of the property has already been assessed'assumling a density of
'~--~ ~ ~ 2% acres. Inasmuch as the sketch plan has been submitted for all 2% acre
_~ ~ lots, we feel that you should consider the plat before Mr. Dorn goes to
!~ ~ ,, ~ the expense of preparing a preliminary plat.
