! <br /> <br /> I <br /> I <br />'1 <br /> I <br /> I <br /> <br />ii <br /> <br />I <br />i <br />I <br />I <br /> <br />15) In the past the Planning Commission recommended rezoning of properties <br />on the east side of Highway #47 in the immediate~ area. <br /> <br />16) That the City has recently rezoned property along Highway #10 from <br /> <br />R-1 to B-1 specifically for the Alpaca Estates Plat and from R-1 to In- <br />dustrial for the ~{igh Ten Ramsey Plat where Ralph's Country Market is <br />located. Both of these rezonings were for property located outside of the <br />1990 Urban Area. <br /> <br />17) That the City bas permitted a higher sewage flow use by permitting <br />the Party House on Highway #10 to take over a Recreation Vehicle use. <br /> <br />18) That thc City i~s.&n need of commerci~!~development for an increased <br />tax base, resultant local employment and energy savings. <br /> <br />19) That the City retained Gunnar Isberg, a Planning Consultant, to re- <br />view the proposed rezoning request which report was received by the City <br />on December 16, 198J. This report is incorporated herein by reference <br /> <br />That the report points out the negative aspects of the proposal, the ordi- <br />nance variances and/or amendments which would be required to permit the <br />use and three possible alternatives which the Council could take in acting <br />on the rezoning proposal. <br /> <br /> <br />
