Ramsey residents are requesting more services, <br />including safe deposit boxes and loan offices, as well as more teller <br />and drive-in space. We need the rezonedland to meet these needs. <br /> <br />We are proud of being the only locally-owned bank in the area. We are <br />proud that we serve every business at 167th Ave. & Hwy #47 without <br />exception. <br /> <br />CONSISTENCY <br /> <br />Since the first preliminary hearings on Ramsey's Comprehensive Plan, <br />I have testified that in my business judgement, the area around 167th and <br />ltwy //47 is a prime, free-standing center whose best and highest use is as <br />retail/commercial/office use. <br /> <br />My testimony predated your present Mayor's move to planning and rezoning, <br />it predates my acquiring any land at the site, and my businesses opening in <br />Ramsey. My testimony would have supported applications by such as Ramsey . <br />Medical Clinic (or Coon Rapids Medical Clinic) to develop land around this <br />intersection, had they ever made such application under the rights they could <br />have exercised. <br /> <br />This business judgement is borne out by the fact that whereas great parcels <br />of commercial ground stand available, as at Hwy #47 and Industry Blvd., <br />and Hwy #47 and County #5, and substantial rental space stands empty at <br />Ramsey Medical Center and Ramsey Dental Center as wed as up and down <br />U.S. Hwy #10, four (4) businesses at Hwy #47 & lgTth have expansion plans. <br />Zoning does not make businesses go, location does. <br /> <br />UNIQUE SITE <br /> <br />The site in question is at present a small alfalfa field. Being only six (6) <br />acres, it is not a viable farm unit. In addition, Mr. Bulen, who has been <br />taking hay from it will be less likely to farm it with his hope to put most of his <br />land into a golf course. <br /> <br />}laving been farmed many years, 1 am sure the site has little wildlife value <br />being neither wooded nor native prairie. The traffic on Hwy #47 and 167th <br />would also conflict with this use. <br /> <br />It also is unlikely that covetous eyes would be cast on this site as a park. <br />is not central, and Brookview Park is but one-half mile distant. <br /> <br />-continued- <br /> <br /> <br />
