Mr. Wirz stated that the article in the Minneapolis Tribune was not a true <br />picture at all. <br /> <br />Mr, Starkey commented that the County does not know how the author of that <br />article came up with those figures quoted. <br /> <br />Mr. Anderson noted that he is in the Elk River School District and also receives <br />mail from the Anoka School District and wanted to know if there were any way <br />that he could be getting taxed for both districts. <br /> <br />Mayor Gamec informed Mr. Anderson that he is not being taxed in both districts, <br />that the mail is delivered as bulk mail. <br /> <br />Case #4: Merlin Hunt - 1570 9th Ave. S. - Anoka <br /> <br />Mr. Merlin Hunt stated that he owns a 5 acre parcel on 167th Ave. adjacent to <br />his father's farm and inquired as to how value of land is arrived at. <br /> <br />Mr. Wirz stated that the market value is comparable to what the land could <br />sell for, assessed value is what taxes are based on and the formula for <br />vacant land is 40% of market value times the mil rate <br /> <br />Case #5: James Hunt - 16200 Valley pr.ive <br /> <br />Mr, Merlin Hunt stated that the market value for his father's farm (James Hunt) <br />has been increasing by 50% per year. <br /> <br />Mr. Wirz stated that Mr. James Hunt's market value should not have increased <br />at all this year and poi'nted out that the Green Acre value is noted on the <br />tax statement and unless the tax m~l rate changes significantly, Mr. Hunt's <br />taxes should not increase much, <br /> <br />Mr. Merlin Hunt mentioned the street improvement project planned for 167th <br />and that his father has been approached by City Attorney and City Engineer <br />regarding easements and trespass rights. Considering the 10 acre density <br />requirement, that land is more valuable as farm land rather than lots, <br />does not require an access, to the land ~rom 167th~ and should not be a~s~essed and <br />even though the land falls under Green Acres there would be pending <br />assessments that have to be paid if and when land is sold, Mr. Merlin <br />Hunt stated that he and his brother have advised his father not to sign <br />anything until they have a chance to review it and find out some actual <br />cost figures. Condemnation has been mentioned and if that is so, the Hunt's <br />would retain a lawyer. <br /> <br />Mayor Gamec stated that the street improvement project is going ahead and that <br />he hopes the matter can be settled and condemnation not necessary. <br /> <br />Mr. Merlin Hunt requested that the City Attorney approach Mr. James Nunt <br />with a proposal regarding easements and assessments, and the family will <br />review the proposal before Mr. James Hunt signs anything. <br /> <br />Case #6: Mr. A1 Phillips - 4021 160th Lane N.W, <br /> <br />Stated that the 18½ acres he owns originally was in the buffer zone of proposed <br />Site P.
