City Assessor Wirz said commercial and industrial structures went up 8%, but <br />land values went up more than the structures themselves. <br /> <br />County Assessor Thurston said there is no protection for land speculators or <br />investors who let the land lie and don't farm it like is given farmers. <br /> <br />Mr. Jack Menkveld, 737 E. Main, Plat #89228, Parcel #600 and Plat #89228, Plat #0010 <br /> <br />Mr. Menkveld said he had a couple of different parcels that are involved. He <br />questioned the 31 acres which were market valued at $89,800. <br /> <br />city Assessor Wirz said the valuation on these 31 acres went from $59,800 to <br />$89,8O0. <br /> <br />Mr. Menkveld said he didn't feel the economic atmosphere was the same when <br />the sale of this parcel took place as it is today. He said the other parcel <br />behind it went up $23,000 and the two parcels together went up some $50,000+. <br /> <br />Mayor Gamec said it appears that the valuations went up 40% or greater in all <br />cases on just raw land. He asked what would happen next year. <br /> <br />City Assessor Wirz said what happens next year depends on land sales. He said <br />he was trying to catch up and he is still not up to what the sales are indicating. <br /> <br />Councilman Sorteberg said if there are just a few parcels being sold, he didn't <br />know how they could be used to base the valuations. <br /> <br />City Assessor Wirz said there are more than just' a few sales. <br /> <br />Mr. Roger Meyer, 7250 - 175th Ave. N.W., Plat 989227, Parcel ~1800 <br /> <br />Mr. Meyer said he had two lots next to the landfill. One of the lots <br />went up in valuation from $35,100 to $70,000 and the other went from $38,000 <br />to $76,000. He explained that his hands were tied. until something was done <br />about the landfill. He said he was told when he bought the lots that in 1980 <br />to 1982 and landfill would be filled. He said he had a 4-plex lot in Fridley <br />and a lot on a lake that didn't increase this much. He said he thought the <br />valuations should be equalized with the rest of the county. <br /> <br />Mr. Bob Neary, Plat #89224, Parcel #1210, Plat ~89224, Parcel ~300, <br /> <br />Plat #89224, Parcel #600 <br />Mr. Neary questioned the raw land increases on Parcel #1210, which went <br />from $31,300 to $58,700, Parcel #300, which went from $8200 to $20,200 <br />and Parcel ~600 which went from $20,600 to $38,600. He indicated that <br />Parcel #1210 had a substantial amount of drainage. He said he couldn't <br />object if these increases were representative of what is going on for the <br />whole city. He asked what classified a land "agricultural',. <br /> <br />City Assessor Wirz said a land is classified ".agricultural" if it is tilled <br />and has a certain amount of income from produce, right off the land. <br /> <br />City Assessor Wirz said he felt Plat 91300, Parcel' #0440, Lot 1, Block 5 <br />is a buildable lot. <br /> <br />City Administrator Schnelle said the only people who can determine whether a <br />lot is buildable or unbuildable is the City Council. <br /> <br />Board of Review <br /> May 22, 1980 <br /> Page 3 <br /> <br /> <br />
