3. EXISTING CONDITIONS <br />3.1 Storm Sewer / Drainage Systems <br />The existing storm sewer system serving Business Park 95 includes a system of catch basins, <br />manholes and concrete storm sewer pipes located within the existing network of streets. Three <br />stormwater ponds also serve the development by retaining stormwater runoff thereby preventing <br />downstream flooding, and by removing pollutants from the stormwater runoff. <br />Figure 1 in Appendix A shows the existing storm sewer network, as well as all properties that <br />will benefit from the proposed improvements. <br />3.2 Watermain <br />Business Park 95 is fully served by City watermain located within street right-of-ways. <br />3.3 Sanitary Sewer <br />Business Park 95 is fully served by City sanitary sewer located within street right-of-ways. <br />3.4 Streets <br />Business Park 95 is served by the following street segments; <br />• Sunfish Lake Boulevard — Highway 10 to Bunker Lake Boulevard <br />• Bunker Lake Boulevard — Sunfish Lake Boulevard to Unity Street <br />• McKinley Street — Sunfish Lake Boulevard to Radium Street <br />• Sunfish Lake Court — East of Sunfish Laker Boulevard <br />• Unity Street — McKinley Street to Bunker Lake Boulevard <br />• Radium Street — McKinley Street to 140th Avenue <br />• 140th Avenue — Unity Street to Radium Street <br />3.5 Land Use <br />The proposed stormwater pond outlet improvements will provide improved stormwater treatment <br />to sixteen properties located within the Business Park 95 development, all of which are zoned for <br />industrial use. <br />Feasibility Report <br />Business Park 95 Regional Stonnwater Pond Outlet Improvements <br />City of Ramsey Project No. 16-36 <br />Page 3 <br />
