4. PROPOSED IMPROVEMENTS <br />4.1 Storm Sewer System Improvements <br />The existing storm sewer system serving Business Park 95 will be improved by constructing <br />roughly 1,100 linear feet of 18" concrete storm sewer pipe, along with 26 linear feet of storm <br />sewer manholes, under portions of Unity Street and McKinley Street to provide a positive outlet <br />for the regional stormwater pond serving the area. The proposed storm sewer improvements have <br />a design life of at least 50 years, assuming that proactive, regular maintenance is performed over <br />the life of the improvements. <br />No stormwater quality treatment improvements are required with this project since the street is <br />proposed to be reconstructed to its original dimensions. However, Staff will evaluate the storm <br />sewer system and stormwater pond facilities to ensure that no additional stormwater retention <br />and/or treatment improvements are required. This evaluation will be completed in-house using <br />stormwater modeling during the design process. If needed, stormwater outlet pipes and ponding <br />facilities will be increased in size, and structural pollution control devices and/or surface <br />treatment improvements such as infiltration basins or trenches will be proposed. <br />Figure 2 in Appendix A shows the scope of the proposed storm sewer system improvements. <br />4.2 Watermain Improvements <br />Impacts to existing trunk watermain or water service lines are not anticipated with this project. <br />However, portions of watermain may need to be lowered or insulated as part of the project. The <br />costs for this work are accounted for within the 10% contingency costs. <br />4.3 Sanitary Sewer Improvements <br />Impacts to existing trunk sewer or sewer service lines are not anticipated with this project. <br />However, portions of trunk sewer or service lines may need to be insulated as part of the project. <br />The costs for this work are accounted for within the 10% contingency costs. <br />4.4 Street Improvements <br />Portions of Unity Street and McKinley Street will need to be reconstructed in the same location <br />to accommodate the new storm sewer improvements. This work will primarily involve removing <br />and replacing B618 concrete curb and gutter and bituminous pavement, as well as some turf <br />restoration. <br />4.5 Private Utilities <br />Staff has not yet met with electric, gas, and telecommunication utilities regarding this project. <br />During preparation of plans and specifications, staff will meet with the private utilities to discuss <br />the proposed improvements and determine if opportunities exist to coordinate work efforts to the <br />mutual benefit of the private utilities and the City. This is reflected in the project schedule.
