The submittal consists of 12 sheets prepared by James R. Hill, Inc. <br />dated March 16, 2016 and 4 sheets prepared by Anderson Passe Associates (APA) dated April 15, <br />2014. <br />Grading Plans: The 4 sheets prepared by APA are the grading plans for the entire proposed <br />development. We offer the following comments on these plans: <br />1. The plans are marked record plans. This note must be removed from these sheets. These <br />plans show broad crested weirs and pipe outlets at each pond. These structures have not <br />been installed. <br />2. All symbols on the plan must be added to the legend. <br />3. Lines under notes must be broken so that the note is legible. <br />4. The SF line type crosses the WL line type which implies placing the silt fence in the <br />wetland. The WL line type must be changed to be legible when plotted on half size sheets. <br />5. The plan states Revised on 6/30/15 to raise grade in order to balance cut/ fill. The area <br />modified must be delineated on the plan. <br />6. The proposed configuration of the lot at the end of 159th Avenue was changed to <br />accommodate the sanitary sewer. This must be reflected in this plan set. <br />7. There are labels for a building pad on the property to the south. These labels must be <br />removed. <br />8. There is a pile of soil on Rhinestone Court. A note must be added to the plan that addresses <br />the disposition of this pile. <br />9. Labels must not be cut off at sheet edges. <br />10. The lot tabulation table must be updated to reflect the lots being developed in this phase. <br />11. Lot corner elevations need to be provided on all lot corners and along the centerline of <br />drainage swales which do not coincide with common property lines. <br />12. The 100 year high water elevations for ponding areas and the FEMA 100 year flood <br />elevations are shown on the plan. All lowest floor building elevations must be two feet <br />above the highest elevation noted. The water elevation notes on Block 3 must be reviewed. <br />
